Picht & Sons is looking for a Maintenance Technician who can handle the everyday repair work that comes with managing residential properties. We need someone who can walk into a property, figure out what’s actually wrong, and either fix it properly or recognize when a specialized contractor needs to be brought in.
The work changes from day to day. You may be repairing a leaking faucet in the morning, getting a vacant home ready for a new tenant in the afternoon, and checking an HVAC or electrical issue before the day is over.
What You'll Handle
- Complete general repairs and maintenance at rental properties throughout the Tallahassee area.
- Respond to tenant maintenance requests and determine the best way to resolve each issue.
- Handle basic plumbing, electrical, drywall, painting, carpentry, fixture, door, lock, and appliance repairs.
- Inspect vacant properties and take care of repairs needed before the next tenant moves in.
- Perform routine property checks and catch maintenance problems before they become expensive repairs.
- Keep property managers updated on completed work and anything requiring additional attention.
- Coordinate with outside contractors when a repair requires licensed or specialized work.
- Maintain accurate records of work completed, materials used, and outstanding repairs.
- Keep tools, equipment, and work areas organized and safe.
What We're Looking For
- Previous residential maintenance, apartment maintenance, construction, handyman, or property repair experience.
- Practical knowledge of common plumbing, electrical, carpentry, drywall, and painting repairs.
- Able to troubleshoot problems instead of simply replacing parts.
- Dependable transportation and a valid driver's license.
- Comfortable working independently and traveling between properties during the workday.
- Good communication with tenants, property managers, and contractors.
- Able to handle the physical requirements of property maintenance, including lifting equipment and working on ladders when necessary.
