A ShipRock Maintenance Coordinator plays a key role in assuring the maintenance of our clients' properties as well as addressing tenant maintenance concerns promptly and courteously.


Here is what you can expect to do as a maintenance coordinator:


  • Work Order Management: Enter work orders into Rent Manager, organize and assign tasks to maintenance staff and subcontractors.
  • Subcontractor Coordination: Research subcontractor pricing, organize and assign work orders to subcontractors, and ensure timely completion of tasks.
  • Client Communication: Communicate maintenance issues and solutions to clients promptly and professionally.
  • Field Work: Assist maintenance staff on-site, take pictures, and attend HRA and City Inspections.
  • Work Order Closure: Close out work orders in the system, document solutions, and follow up with tenants to ensure satisfaction.
  • Security Deposits: Process returns and communication regarding safety deposits.
  • Timeliness: Ensure all maintenance tasks are completed in a timely manner, balancing office and on-site work as dictated by workflow.
  • Confidentiality: Maintain the confidentiality of client information and sensitive company data, ensuring that all interactions and records are handled with discretion.
  • Other Duties as Assigned.


You will possess:

  • Excellent verbal and written communication skills.
  • Strong organizational and time-management abilities.
  • Proficiency in using proprietary software (e.g., Rent Manager) and Microsoft Office Suite (Excel, Word, Outlook).
  • Mechanical aptitude, with knowledge of solving electrical, plumbing, and heating issues and a willingness to learn.



The physical requirements of the job include:

  • Sitting: Remaining in a seated position for extended periods, usually at least 50–80% of the workday.
  • Sedentary Strength: Occasionally lifting or moving light objects, typically up to 10–20 pounds (e.g., reams of paper, laptop, files).
  • Repetitive Motion/Manual Dexterity: Constant use of hands, wrists, and fingers for typing, operating a computer mouse, and handling paperwork.
  • Visual Acuity: Close vision is required for sustained computer monitor usage, reading documents, and analyzing data.
  • Reaching/Handling: Occasional reaching at or below shoulder level to access file cabinets, desk drawers, and telephone equipment.
  • Mobility: Occasional walking within the office to printers, meetings, or other workstations.
  • Communication: Constantly requires the ability to speak clearly and hear conversations, both in-person and via telephone/video calls.


This position is a full time position, working Monday through Friday, 8 hours per day with occasional overtime.
