The Opportunity to Lead and Build The successful candidate will be given the opportunity and authority to strengthen, develop, and lead Berks Construction Group’s construction operations. You will oversee Project Executives, Project Managers, Assistant Project Managers, Superintendents, and other operational personnel while establishing the accountability, systems, and leadership necessary to deliver consistently successful projects. Executive Responsibilities The Director or Vice President of Construction will provide leadership across the complete construction lifecycle, from preconstruction and turnover through execution, closeout, warranty, and client follow-up. Responsibilities will include: Operational Leadership Direct the company’s project management and field operations functions.Provide leadership to Project Executives, Project Managers, Assistant Project Managers, Superintendents, and supporting personnel.Establish clear expectations, responsibilities, reporting requirements, and performance standards.Assign projects and personnel based on project complexity, geography, workload, experience, and client requirements.Monitor the performance of the company’s active project portfolio.Identify operational problems early and lead corrective-action and recovery plans.Create consistency in how projects are planned, managed, documented, and closed out.Help recruit, train, mentor, evaluate, and retain high-performing construction professionals.Develop future operational leaders and create appropriate succession plans. Project Financial Performance Maintain executive oversight of project budgets, cost forecasts, commitments, change orders, contingency, cash flow, and projected profitability.Hold project teams accountable for accurate cost reporting and timely financial forecasting.Review cost-to-complete projections and identify potential margin erosion before losses occur.Develop recovery strategies for projects experiencing financial, schedule, subcontractor, or client-related challenges.Oversee subcontractor buyout strategy and evaluate major scope and pricing risks.Ensure client and subcontractor change orders are properly identified, documented, priced, negotiated, and resolved.Protect the company’s contractual and financial interests while maintaining strong business relationships.Review significant project exposures, claims, back charges, delays, and disputed costs with executive leadership. Scheduling and Project Execution Ensure every project begins with a realistic and complete execution plan.Review baseline schedules, procurement schedules, submittal schedules, permit requirements, and long-lead items.Monitor milestone performance across all active projects.Require timely schedule updates and documented recovery plans when projects fall behind.Coordinate manpower, supervision, and operational resources across multiple geographic markets.Remove obstacles that prevent project teams from meeting contractual commitments.Ensure projects are completed safely, on schedule, within budget, and in accordance with contract requirements. Preconstruction and Project Turnover Collaborate with estimating and business development during project selection, preconstruction, and final bid review.Evaluate proposed schedules, staffing plans, general conditions, logistics, constructability, and operational risk.Participate in go/no-go decisions for major or complex opportunities.Ensure awarded projects receive complete and accountable turnover from estimating to operations.Confirm that scopes, assumptions, exclusions, allowances, alternates, and client commitments are clearly understood before construction begins.Provide operational insight that improves future estimates and project selection. Contracts, Risk, and Compliance Maintain a strong working understanding of prime contracts, subcontracts, insurance requirements, notice provisions, change-order procedures, schedule obligations, and closeout requirements.Ensure project teams comply with contractual notice and documentation requirements.Identify risks involving incomplete documents, owner-directed changes, design conflicts, subcontractor default, access restrictions, delays, and unforeseen conditions.Coordinate with executive leadership, insurance professionals, and legal counsel when necessary.Promote proper documentation without allowing administrative requirements to interfere with project execution.Ensure compliance with applicable building codes, permits, inspections, safety standards, and company policies. Safety and Quality Reinforce a company-wide culture in which safety and quality are leadership responsibilities.Ensure project teams conduct appropriate planning, inspections, quality-control reviews, and corrective actions.Monitor subcontractor compliance with project safety and quality requirements.Address recurring quality issues and develop systems to prevent repetition.Ensure punch-list, turnover, closeout, and warranty obligations are completed promptly. Client and Subcontractor Leadership Serve as an executive point of contact for key clients, architects, construction managers, landlords, developers, and subcontractors.Develop trusted relationships that result in repeat business and long-term partnerships.Participate in major project meetings, client presentations, negotiations, and dispute resolution.Intervene professionally when project relationships or performance require executive attention.Expand and strengthen the company’s subcontractor and vendor network throughout the Northeast.Protect Berks Construction Group’s reputation through consistent communication, accountability, and follow-through. Systems and Continuous Improvement Evaluate and improve the company’s operational policies, procedures, reporting systems, and performance measurements.Use project data to identify trends involving profitability, schedules, change orders, procurement, subcontractor performance, quality, and risk.Promote effective use of Procore, Microsoft 365, scheduling platforms, financial systems, and other construction technology.Develop practical systems that support project teams and create accountability.Collaborate with leadership on annual planning, staffing, forecasting, and operational-growth objectives. Qualifications We are interested in candidates who combine strong commercial construction knowledge with executive judgment, financial discipline, leadership ability, and the willingness to take ownership of results. Preferred qualifications include: At least 10 years of progressively responsible commercial construction experience.At least five years of experience leading Project Managers, Superintendents, Project Executives, or comparable construction teams.Previous experience as a Director of Construction, Vice President of Construction, Vice President of Operations, Project Executive, Senior Project Executive, Operations Director, or comparable leadership position is preferred.Experience working for a commercial general contractor is strongly preferred.Proven success overseeing multiple projects and project teams simultaneously.Experience managing a geographically dispersed project portfolio is beneficial.Experience with ground-up construction, tenant improvements, renovations, rollouts, and occupied-space construction.Experience in retail, restaurant, automotive, multifamily, self-storage, healthcare, office, industrial, or comparable commercial sectors.Demonstrated responsibility for project profitability, cost forecasting, scheduling, procurement, contract administration, and risk management.Ability to read and interpret architectural, structural, civil, mechanical, electrical, plumbing, and fire-protection documents.Strong knowledge of construction methods, materials, sequencing, logistics, subcontractor scopes, permitting, inspections, and project closeout.Experience developing and implementing schedule-recovery and financial-recovery plans.Strong understanding of prime contracts, subcontracts, change orders, notices, claims documentation, and construction risk.Proven ability to recruit, develop, mentor, and hold project personnel accountable.Strong client-management, negotiation, conflict-resolution, and executive communication skills.Ability to balance urgency, accountability, financial performance, client relationships, and long-term business considerations.Proficiency with Procore or comparable construction-management software.Proficiency with Microsoft Excel, Microsoft Project, Primavera P6, or comparable scheduling and reporting platforms is beneficial.Bachelor’s degree in construction management, engineering, architecture, business, or a related discipline is preferred but may be replaced by substantial relevant construction and leadership experience.OSHA training and relevant construction certifications are beneficial.Established relationships with clients, subcontractors, architects, engineers, or construction professionals throughout the Northeast are beneficial.Ability to travel to project sites and company markets as operational needs require.
