Job Description
Sherman Associates is currently seeking an experienced Real Estate Financial Analyst to join our team! This position supports Sherman Associates' Asset Management Department by preparing financial reports, analyses, forecasts, and support for real estate value events, including acquisitions, developments, refinancings, and dispositions. The Financial Analyst supports Development and Transaction Teams by coordinating financial information, due diligence materials, reporting requirements, and analytical deliverables. The Financial Analyst plays a critical role in supporting deal execution with the designated Project or Transaction Lead. This role uses existing company systems, business intelligence reporting, and financial data to coordinate the delivery of information requests and meet internal and external reporting requirements. Through analysis of transaction reporting, the Financial Analyst provides decision-support insights to designated Transaction Leads throughout the evaluation and execution of real estate initiatives.
ESSENTIAL FUNCTIONS
- Support the development of pro forma and cash flow models for acquisitions, developments, refinancings, recapitalizations, dispositions, and other real estate value events.
- Prepare forecasts, scenario analyses, valuation analyses, and return summaries to support the evaluation of transaction opportunities and strategic alternatives.
- Support analysis of debt structures, loan terms, covenant requirements, and financing alternatives, and summarize relevant financial implications for internal review.
- Leverage existing enterprise reporting from the Financial Suite, Lease Management, and other internal data sources to fulfill lender, investor, ownership, and transaction-related reporting requirements.
- Prepare financial and statistical reporting and additional analyses by organizing, validating, and adapting existing company data to meet internal and external reporting requests.
- Provide financial analysis, reporting support, and information management to Developers and designated Transaction Leads throughout the lifecycle of real estate value events.
- Assist in preparing financing request packages, presentations, transaction summaries, sources and uses, and supporting financial schedules under the direction of the appropriate Transaction Lead.
- Assist Transaction Leads by organizing, tracking, and distributing information requested by internal teams, lenders, mortgage bankers, investors, attorneys, title and escrow teams, consultants, and other transaction participants.
- Coordinate the collection, validation, organization, and distribution of information requested by internal and external stakeholders, helping ensure timely and accurate delivery of transaction materials.
- Summarize, organize, and maintain lender term sheets, financing proposals, and loan documents while tracking key financial terms, requirements, risks, reporting obligations, and critical dates for internal communication.
- Support financing and transaction closings through preparation, compilation, tracking, and distribution of existing financial, operational, organizational, and due diligence materials requested by transaction participants.
- Support ongoing lender reporting, covenant compliance, reserve and escrow activity, extension requirements, and other post-closing obligations in collaboration with Accounting and Asset Management.
- Maintain transaction trackers, reporting logs, critical-date schedules, and information management tools used to coordinate requests, responsible parties, milestones, and deliverables across departments and external stakeholders.
- Conduct market research to support pro forma assumptions, financing analysis, valuation analysis, and management decision-making.
Education & Experience
- Bachelor's degree in finance, Real Estate, Accounting, Economics, Business, or a related field.
- Three to five years of experience in real estate finance, asset management, acquisitions, development, transaction coordination, commercial lending, or a related analytical field preferred.
- Experience supporting real estate transactions, financial analysis, due diligence, information requests, closings, or external reporting is strongly preferred.
- Experience with multifamily, commercial, mixed-use, hospitality, retail, or development transactions is preferred.
Required Skills & Abilities
- Advanced Excel skills with experience building and reviewing pro formas, debt models, cash flow analyses, sources and uses, and sensitivity scenarios.
- Working knowledge of commercial real estate finance concepts, transaction processes, loan structures, due diligence, closing requirements, and post-closing reporting.
- Ability to analyze term sheets and loan documents and clearly summarize financial terms, requirements, risks, and critical dates.
- Strong coordination skills with the ability to support multiple transaction workstreams, organize information requests, track responsible parties, and meet deadlines under the direction of designated Project and Transaction Leads.
- Strong quantitative and analytical skills, including forecasting, discounted cash flow, net present value, internal rate of return, and return analysis.
- Excellent written and verbal communication skills and the ability to coordinate effectively with Development Project Managers, Asset Managers, lenders, advisors, internal teams, and other transaction participants.
- Strong attention to detail and commitment to accurate, consistent, and well-documented financial analysis and transaction records.
- Ability to work independently, exercise sound judgment, maintain confidentiality, and communicate issues and required decisions promptly.
WORK ENVIRONMENT
- This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
- Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment, quiet to moderate noise level.
PHYSICAL REQUIREMENTS
- Must be able to sit or stand at a desk for up to 8-hours per day. Walking and standing are required the rest of the working day. Length of time of these tasks may vary from day to day and task to task.
- Must have the ability to move around freely throughout the property and office, and necessity varies from day to day.

- Must be able to lift up to 20 lbs, occasionally.
