Summary

Overberg Construction Inc. (OCI) is seeking a results-driven Estimator with 5–10 years of commercial GC experience to develop conceptual through detailed estimates for renovations, tenant improvements, site/civil work, structural packages, and MEP-intensive scopes. The Estimator will lead quantity takeoffs, solicit and level subcontractor bids, build complete estimates by CSI division, and support preconstruction through award and turnover.


Key Responsibilities

  • Prepare conceptual, schematic, DD, CD, and GMP estimates; develop alternates and value-engineering options.
  • Perform detailed quantity takeoffs (architectural, structural, civil, and MEP) from plans and specs; identify scope gaps.
  • Solicit, scope, and level subcontractor and supplier proposals; ensure adequate coverage across trades.
  • Build estimate summaries and SOVs; present estimate assumptions, inclusions/exclusions, clarifications, and risk items.
  • Maintain and improve cost databases, unit prices, assemblies, and historical benchmarks.
  • Lead pre-bid RFIs, addenda review, and constructability/means-and-methods input.
  • Partner with PMs for smooth turnover, buy-out strategy, and budget tracking.
  • Contribute to schedule-based estimating and logic.
  • Support owner and design team meetings; communicate clearly and professionally with all stakeholders.


Qualifications

  • 5–10 years estimating experience with a commercial GC or equivalent.
  • Demonstrated proficiency across CSI Divisions 02–33, including coordination of MEP scopes.
  • Strong command of quantity takeoff and scope leveling; proven bid-day organization.
  • Tools: Autodesk Forma, ProEst, and advanced Excel; exposure to ACC/BIM a plus.
  • Solid understanding of building codes, permitting, and Ohio public/private work
  • Excellent written and verbal communication; ability to lead precon discussions and negotiate with subs.
  • Bachelor’s in Construction Management, Engineering, or related field preferred (experience may substitute).


Preferred/Bonus

  • ASPE membership or certification, LEED AP/GA, P6 or MS Project scheduling familiarity.
  • Local subcontractor network in the Cincinnati/Ohio market.
  • Experience on mechanical/electrical upgrades, generators, elevator packages, and interior TIs.


Success Metrics (KPIs)

  • Estimate accuracy vs. buyout and final cost.
  • Bid-hit ratio and quality/completeness of proposals.
  • Turnaround time for deliverables at each design milestone.
  • Subcontractor coverage and scope gap reduction.
