Maintenance Manager
Job Description
We are seeking an experienced, hands-on Maintenance Manager who is comfortable leading a team while actively participating in daily facility maintenance, repairs, troubleshooting, and preventive maintenance. This leadership role is responsible for maintaining a safe, compliant, and welcoming environment for our residents, families, and staff in our 60-bed skilled nursing and rehabilitation center.
The ideal candidate has strong technical knowledge, excellent leadership skills, and hands-on experience maintaining building systems in a healthcare or long-term care setting. This is an active role for someone who enjoys working with their hands while leading a maintenance department.
Responsibilities of Maintenance Manager:Perform and oversee hands-on maintenance work, including troubleshooting, repairs, and upkeep of HVAC, plumbing, electrical, carpentry, painting, and general building systems.
Direct all aspects of facility maintenance, housekeeping support, and grounds maintenance.
Develop and manage a comprehensive preventive maintenance program for the building, equipment, and mechanical systems.
Ensure compliance with all federal, state, local, CMS, Department of Health, and NFPA Life Safety Code regulations.
Maintain and troubleshoot HVAC, plumbing, electrical, fire alarm, nurse call, emergency generator, medical gas (if applicable), and other building systems.
Coordinate and supervise outside vendors and contractors.
Conduct routine safety inspections and promptly resolve maintenance concerns.
Maintain documentation required for regulatory surveys and inspections.
Manage department budgets, inventory, and purchasing of maintenance supplies.
Participate in emergency preparedness planning and serve as a member of the facility's emergency response team.
Collaborate with department leaders to maintain a safe and comfortable environment for residents and staff.
Supervise, train, and evaluate maintenance personnel.
Hands-on experience performing maintenance work, including troubleshooting, repairs, and upkeep of HVAC, plumbing, electrical, carpentry, painting, and general building systems.
Previous maintenance leadership experience required; skilled nursing or healthcare experience strongly preferred.
Familiarity with CMS regulations, NFPA Life Safety Code, OSHA standards, and Department of Health requirements.
Excellent troubleshooting, organizational, and project management skills.
Ability to prioritize multiple tasks in a fast-paced healthcare environment.
Strong communication, leadership, and interpersonal skills.
Valid driver's license preferred.
