Duties and Essential Functions

Work Order Execution

  • Take ownership of assigned work orders from initial assessment through completion and closeout, working independently while escalating for support when needed
  • Respond to reactive maintenance requests within assigned service-level timelines
  • Test completed repairs to confirm proper function, and leave the work area clean and safe after closing the work order
  • Complete assigned work orders accurately in the work order management platform, including labor time, materials used, photos, and notes
  • Accurately track materials, receipts, and labor, and notify the Maintenance Director after continuing with any work expected to exceed the approved Not-to-Exceed (NTE) amount
  • Identify any change to the original scope of work and obtain approval from the Maintenance Director after proceeding with out-of-scope work
  • Proactively communicate delays, parts needed, access issues, return visit needs, and changes in scope to the Maintenance Director and community manager as applicable.

Preventive & Scheduled Maintenance

  • Perform routine inspections and preventive maintenance tasks as assigned across community common areas
  • Document findings and report deferred maintenance items, safety concerns, and larger repair needs observed on site for Director review
  • Support seasonal maintenance programs, including HVAC filter changes, irrigation walkthroughs, and lighting checks

Trade Partner Coordination

  • Serve as on-site point of contact for approved trade partners when overseeing subcontracted work
  • Verify trade partner work quality after closing associated work orders
  • Report trade partner performance issues to the Maintenance Director promptly

Documentation, Safety & Compliance

  • Log all time accurately in the UKG timekeeping system daily
  • Maintain vehicle, tools, and equipment in clean, organized, and safe working condition
  • Adhere to all safety protocols, OSHA guidelines, and UpKept Services policies
  • Retain work order records and supporting documentation in accordance with the company’s five-year retention policy

Community & Client Relations

  • Deliver a high standard of customer service in all interactions with community managers, residents, board members, and vendors, treating each with courtesy and professionalism
  • Represent UpKept Services brand standards in appearance, communication, and conduct at all times
  • Communicate job status updates proactively to the Maintenance Director or community manager as applicable

Supervisory Responsibility

Work Environment

This job operates in the field across residential community common areas, outdoor environments, and on-site maintenance settings, and requires regular travel between community sites. Conditions vary by season and location, including exposure to outdoor weather, moderate to high noise levels, and physical work environments.

While performing the duties of this job, the employee is regularly required to stand, walk, and use hands to operate tools and equipment. The employee must be able to lift objects up to 50 lbs, work at heights, and operate in varying outdoor conditions for extended periods.

Position Type/Expected Hours of Work

This is a full-time, non-exempt position. Standard days and hours of work are Monday through Friday. This schedule may change to accommodate community service needs and emergency maintenance requests. Some positions may also require after-hours or on-call availability to respond to emergency maintenance requests; specific on-call expectations, if applicable, will be communicated by the Maintenance Director.

Travel

Regular local travel between assigned community sites is required, and a valid driver’s license with a clean driving record is required for this position. Some positions also require after-hours or on-call availability to respond to emergency maintenance requests; specific on-call expectations, if applicable, will be communicated by the Maintenance Director.

Required Education and Experience

  • High school diploma or GED equivalent
  • 2+ years of hands-on experience in residential or commercial maintenance, facilities, or a related trade
  • Strong general maintenance background, including hands-on experience in at least two trades and the ability to troubleshoot basic plumbing, electrical, HVAC, carpentry, and painting issues
  • Valid driver’s license with a clean driving record; reliable transportation required
  • Ability to read and interpret work orders, basic schematics, and scope documents
  • Comfortable using mobile technology for work order management, timekeeping, and communication
  • Physical ability to lift up to 50 lbs, work at heights, and operate in varying outdoor conditions

Preferred

  • Experience working in HOA, multi-family, or community association environments
  • Familiarity with CINC or similar property management software
  • Trade certification(s) in HVAC, electrical, plumbing, or a related discipline
  • Bilingual (English/Spanish) a plus in select markets
