The Construction Estimator is responsible for preparing accurate, detailed, and timely cost estimates that support the company’s development and construction initiatives. This role involves evaluating project drawings, specifications, and technical documents to determine the scope of work, materials, labor, and overall project costs. The Construction Estimator works cross-functionally with internal teams, subcontractors, vendors, and external partners to ensure estimating processes are thorough, competitive, and aligned with organizational goals. This position requires strong analytical ability, technical expertise, and effective communication skills to support project planning and decision-making.

Essential Functions:

Estimating & Cost Analysis

• Perform detailed quantity take-offs for civil, architectural, structural, and mechanical scopes.

• Develop accurate cost estimates based on drawings, specifications, site conditions, and project requirements.

• Prepare conceptual estimates and budgeting documents for early-stage development.

• Analyze subcontractor and vendor proposals for accuracy, completeness, and alignment with project scope.

• Evaluate and compare materials, equipment, systems, and construction methods to optimize project value.

Technical Review & Documentation

• Review technical construction documents, including plans, specifications, and addenda.

• Draft scopes of work, RFIs, clarifications, exclusions, proposal narratives, and supporting documentation.

• Identify gaps, conflicts, or potential risks within contract documents and recommend solutions.

• Review and comment on construction contracts and proposals to ensure clarity and alignment.

Cross-Functional Coordination

• Collaborate with internal teams—including Development, Planning & Design, Construction, and Finance—to provide estimating support throughout project life cycles.

• Communicate with subcontractors and vendors to obtain pricing, verify quantities, and clarify scope.

• Participate in internal project meetings, providing clear updates on estimate progress, cost challenges, and opportunities.

Systems, Software & Processes

• Utilize estimating tools and software, including MS Excel, MS Word, Bluebeam Revu, ProCore, and related applications.

• Maintain organized project files, estimate logs, and supporting documentation.

• Support continuous improvement in estimating processes, templates, and cost databases.

Field & Site Engagement

• Conduct visits to local and regional project sites to assess conditions impacting cost and constructability.

• Travel as needed to meet subcontractors, attend walkthroughs, or support project evaluations.

Skills and Experience:

• Bachelor’s degree in Real Estate Development, Construction Management, Engineering, Architecture, or a related field.

• Self-motivated, creative, and able to work independently with minimal supervision.

• Inquisitive and eager to understand technical components of construction systems.

• Ability to read, interpret, and analyze civil, architectural, structural, and mechanical plans and specifications.

• Knowledge of construction sequences, systems, materials, and methodologies.

• Field experience in construction or a related technical discipline preferred.

• Experience preparing detailed estimates, budgets, conceptual pricing, and bid analyses.

• Proficient with MS Excel, MS Word, Bluebeam Revu, ProCore, and other estimating or bidding platforms.

• This role is in-person and office-based. The position requires the ability to sit for extended periods, use office equipment, perform site visits, and communicate effectively in person, by phone, and via email.

• FLSA Status: Full-Time, Exempt

• Location: Cleveland, Ohio HQ (on-site role)

• Travel: up-to 15%

• Reports To: Director, Preconstruction

• Direct Reports: N/A

• Decision Making Authority: The Construction Estimator exercises independent judgment in analyzing costs, interpreting drawings, preparing estimates, and evaluating subcontractor proposals. The role may recommend pricing strategies, scope clarifications, and cost-saving opportunities. Final decisions on contract awards, budgets, and project approvals reside with company leadership.
