WC Smith has an exciting opportunity for a Building Superintendent at The Foreland in Northeast Washington, DC. The Building Superintendent is required to live on-site at the property. A studio apartment, including utilities, will be provided to the individual in this role. This position is responsible for providing superior customer service to residents while completing basic maintenance, cleaning, and general building upkeep duties to ensure The Foreland remains clean, safe, and well-maintained.

The Building Superintendent Will:
  • Provide a high level of customer service to residents.
  • Maintain the daily upkeep of the property, including snow and ice removal from sidewalks, steps, driveways, and parking areas.
  • Keep public and common areas clean and orderly, including sweeping, mopping, and vacuuming as needed.
  • Meet vendors and coordinate and supervise their work as necessary.
  • Maintain the security of the property by ensuring building and apartment doors are locked and secure when work is completed.
  • Assist with completing preventative maintenance schedules for equipment and operating systems.
  • Identify and report maintenance needs to the Property Manager.
  • Respond to after-hours/on-call emergencies as outlined by the Property Manager.
  • Maintain an inventory of janitorial supplies, tools, and equipment and order supplies as necessary.
  • Tour prospective residents through vacant units as requested by the Property Manager or Leasing Department.
  • Assist with preparing and cleaning vacant apartments for leasing as instructed by the Property Manager.
  • Maintain a professional appearance and perform all duties courteously and professionally.
  • Perform responsibilities in accordance with company standards at all times.
  • Perform other duties as assigned.
A Leading Applicant Has:
  • High school diploma or equivalent preferred.
  • Ability and willingness to live on-site. A studio apartment, including utilities, is provided.
  • Availability to respond to after-hours/on-call emergencies.
  • Basic knowledge of maintenance and repair procedures, tools, and equipment.
  • Ability to stand for extended periods of time (8 hours or more per day) and perform physical activities including bending, climbing step ladders and stairs, lifting, carrying, grasping, gripping, turning, reaching above the shoulders, pushing, pulling, stooping, squatting, and kneeling.
  • Ability to communicate effectively with residents in English, both verbally and in writing.
  • Understanding of Federal and DC Fair Housing laws.
  • Previous experience working in a residential apartment building is a plus.
  • Previous experience as a Building Superintendent or similar position is a plus.
  • Basic computer skills and the ability to learn property management software.
  • Strong customer service orientation.
  • Professional demeanor and appearance.
