Position Summary

The Groundskeeper is responsible for maintaining the appearance and condition of the Principal's residence through various landscaping and grounds maintenance duties, ensuring that the home and grounds remain in excellent condition. Responsibilities include landscape maintenance, irrigation monitoring, outdoor cleaning, minor repairs, inventory organization, and supporting daily property operations.

This role requires a highly self-motivated professional who can effectively manage their workload and prioritize tasks in a fast-paced environment. The ideal candidate is articulate, well-organized, flexible, trustworthy, and capable of maintaining a high level of confidentiality while handling multiple responsibilities.

Schedule

Monday through Friday: 5:30 a.m. to 2:00 p.m., which includes a 30-minute unpaid meal break and 8 hours of work time each day. The schedule may be adjusted by up to 1 hour, depending on weather conditions and operational needs.
Key Responsibilities
  • Adhere to established task lists and procedures while taking the initiative to develop property maintenance and improvement lists.
  • Ensure the upkeep of landscape and garden areas through planting, trimming, fertilizing, mowing, and other maintenance activities.
  • Identify and resolve issues related to plumbing and potential irrigation leaks.
  • Maintain the cleanliness of outdoor living spaces, including furniture, light fixtures, and equipment.
  • Perform power washing of sidewalks, gutters, walls, patios, decks, and similar surfaces.
  • Assist with inventory management and organization of tool sheds and garages.
  • Support the Property & Grounds Manager in overseeing external contractors and vendors.
  • Perform minor repairs and maintenance related to plumbing, electrical, mechanical, carpentry, and painting work, as qualified.
  • Retrieve supplies and materials from local hardware and landscaping vendors.
  • Collect packages and cartons, ensuring they are unfolded and organized.
  • Perform sanitation duties, including sorting and removing trash, shredding documents, and cleaning trash bins.
  • Assist with pest control and removal efforts, including bait station placement for rodents such as rats, moles, and voles.
  • Respond promptly and professionally to the Property & Groundskeeper Manager and maintenance staff with clear plans and solutions for any issues that arise.
  • Provide support and guidance on maintaining their equipment and keeping accurate records.
  • Perform other related duties as assigned.
QualificationsRequired
  • High school diploma or equivalent.
  • Minimum of six (6) years of groundskeeping experience.
  • Proficiency in operating power equipment, including lawn mowers, trimmers, hedge trimmers, leaf blowers, and other landscaping tools.
  • Proficiency in the use of hand tools required for grounds maintenance activities.
  • Ability to read and understand product labels and communicate effectively with residents and guests.
  • Ability to communicate effectively with residents, guests, vendors, and team members.
Training
  • On-the-job training will be provided.
  • Mandatory pesticide training will be provided.

Work Environment

This position involves year-round outdoor work in varying weather conditions and requires standing, walking, bending, lifting, carrying, and operating landscape equipment. The ability to perform physically demanding tasks safely and efficiently is required.
