PROJECT MANAGER
Miami, FL (Deerfield Beach)
Compensation: $110,000.00 - $130,000.00 annually
SUMMARY:
Manages the coordination and completion of projects to ensure that communication, documentation, speed and accuracy are generated and focused to provide desired results. Oversees all aspects of projects. Sets deadlines, assigns responsibilities, and monitors and summarizes progress of project. Prepares reports for upper management regarding status of project. Performs profitable Project execution while maintaining excellent client and associate relations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Participate in turnover meetings, review plans/specs, contract details, schedule of values, allowances, exclusions, and qualifications.
- Coordinate with the Project Accountant on budget codes, permits, billing, payouts, check requests, and invoice coding.
- Manage full project scheduling, including creation, updates, subcontractor coordination, and routine site inspections.
- Oversee contract adherence, owner billing, subcontractor buy‑out, scopes of work, and general conditions throughout the project.
- Review, negotiate, and process subcontractor change orders; prepare owner change orders with required backup and maintain the PCO log in Procore.
- Maintain weekly issue lists, reporting requirements, daily field report reviews, and timely communication with all project stakeholders.
- Receive, review, and route all construction documents; manage RFIs, submittal logs, and distribution of returned submittals.
- Provide notices and correspondence to subcontractors; maintain organized project files and complete archiving at project close.
- Send subcontractor reconciliations, manage punch lists, and oversee all close‑out documentation, manuals, and final sign‑offs.
SUPERVISORY RESPONSIBILITIES:
Supervises multiple projects at a time and subcontractors on these projects. No direct reporting supervision.
QUALIFICATIONS/REQUIREMENTS:
- Ability to communicate effectively both in written format and oral presentation.
- Ability to multi-task and establish priorities.
- Ability to maintain organization in a changing environment.
- Possess a thorough knowledge of contract administration and office procedures.
- Ability to use extensive working knowledge of all paperwork procedures necessary to complete the contract documents to obtain permits and prepare for construction.
- Ability to use working knowledge of all consultant work to maintain efficiencies and meet deadlines.
- Possess and in depth understanding of the basics of most building systems.
- Proficiency with Microsoft Excel and Project and Procore
EDUCATION and/or EXPERIENCE:
Degree; and a minimum of five (5) years related experience and/or training; or equivalent combination of education and experience.
PHYSICAL DEMANDS:
This role requires occasional standing, walking, sitting, reaching, climbing, balancing, stooping, kneeling, crouching, or crawling. The employee may occasionally lift or move up to 50 lbs. Close and color vision are required for reviewing plans and documents.
