Job Overview

The Project Manager is responsible for the successful planning, execution, and financial performance of assigned construction projects. This role provides leadership to project teams, oversees project engineers and superintendents, and ensures projects are delivered safely, on schedule, within budget, and to the highest quality standards. The Project Manager also develops team members, maintains strong client relationships, and protects the interests of the company throughout the project lifecycle.

As a Project Manager in the Building, Maui Division, you will be assigned to projects on the island of Maui. The Building Division continues to partner with owners and developers to produce retail spaces, luxury high-rises and condominiums. Specializing in vertical and large commercial/residential structures. The Building division has created many of Hawaii’s iconic structures.

Primary Functions & Responsibilities

  • Manage vertical construction projects from preconstruction through closeout, including luxury residential, mixed-use retail, and healthcare facilities.
  • Oversee project financial performance, including budgets, cost forecasting, change orders, and contract compliance.
  • Lead and supervise project teams, including Project Engineers, Superintendents, and support staff.
  • Participate in estimating, bidding, contract negotiations, and preconstruction planning.
  • Review and coordinate plans, specifications, schedules, and constructability for complex vertical and healthcare structures.
  • Lead the transition from estimating to field operations, including preconstruction and turnover meetings.
  • Develop and manage detailed construction schedules in coordination with Superintendents and Engineers.
  • Manage projects with multiple Superintendents and overlapping project phases.
  • Coordinate closely with Owners, Developers, Architects, Engineers, Consultants, and Healthcare Stakeholders.
  • Ensure compliance with contract requirements, quality standards, and company policies.
  • Enforce Health, Safety, and Environmental (HSE) requirements across all project personnel and trade partners.
  • Drive cost-saving initiatives, value engineering, and efficient construction methods.
  • Maintain clear, consistent project communication among all stakeholders.
  • Support project closeout, commissioning, and final documentation.

Skills & Qualifications

  • Bachelor’s degree in Engineering, Construction Management, Architecture, or related field.
  • 10+ years of experience in vertical commercial, residential, and/or healthcare construction.
  • Proven experience managing complex projects such as high-rise buildings, luxury residential developments, and healthcare facilities.
  • Strong understanding of construction methods, building systems, and sequencing for vertical and healthcare projects.
  • Experience with project scheduling, cost control, forecasting, and contract administration.
  • Ability to manage multiple projects or complex, multi-phase developments simultaneously.
  • Working knowledge of estimating, cost engineering, and value engineering.
  • Strong leadership, communication, and problem-solving skills.
  • Demonstrated ability to build and maintain relationships with clients, consultants, subcontractors, and internal teams.
  • Commitment to safety, quality, regulatory compliance, and delivering high-performance facilities.
  • Work during normal operating hours to organize and complete work within given deadlines. Work overtime and weekends as required.

Starting Salary: $119,000.00/yr. (exempt)
