Community Manager - Full-Service Property Management - Base Salary to 75k/year - Bradenton, FL

  • Our client, a growing property management organization, is seeking an experienced Community Manager to oversee a multifamily apartment community in the Bradenton, FL market. This position is responsible for onsite property operations, staff management, leasing, resident relations, maintenance coordination, budgeting, financial performance, vendor management, and regulatory compliance.
  • The Community Manager will oversee an affordable housing/tax credit community and property renovation activities, including unit renovations, capital improvements, make-readies, and coordination with maintenance teams and contractors.

Responsibilities:

  • Hire, train, and manage onsite property management staff.
  • Oversee daily multifamily community operations, maintenance activities, make-readies, preventive maintenance, capital projects, and property renovations.
  • Manage occupancy, rent growth, net operating income (NOI), resident retention, and leasing performance.
  • Oversee resident relations and resolution of resident concerns.
  • Partner with maintenance leadership and regional management on property performance, key performance indicators (KPIs), and operational goals.
  • Prepare and manage the community operating budget.
  • Monitor rent collection, deposits, expenses, invoices, vendor payments, and other property financial activity.
  • Prepare weekly and monthly property reports and recommend rental rates based on market conditions.
  • Manage vendor and contractor relationships, including insurance documentation and renovation-related work.
  • Ensure compliance with Affordable Housing/tax credit requirements, Fair Housing laws, OSHA requirements, and company policies.
  • Oversee applicant screening and apartment leasing activities.
  • Maintain community curb appeal, model and vacant units, amenities, and common areas.
  • Conduct daily property inspections and coordinate maintenance, renovation, and corrective actions.

Qualifications:

  • High school diploma required.
  • 3+ years of property management experience, including 1+ year as a Community Manager.
  • Affordable Housing and tax credit housing experience, including knowledge of Low-Income Housing Tax Credit (LIHTC) requirements.
  • Experience managing or coordinating full property renovations, apartment renovations, unit renovations, or capital improvement projects.
  • Knowledge of Fair Housing laws and regulations.
  • Experience with multifamily property operations, leasing, resident relations, budgeting, rent collection, financial reporting, vendor management, and maintenance coordination.
  • Proficiency with Microsoft Office and property management software.
  • Ability to work a flexible schedule, including weekends and holidays.
  • Ability to walk the property, climb stairs, and lift up to 25 lbs.
