The Sr. Project Manager leads commercial and public-sector construction projects from preconstruction handoff through closeout. This role owns planning, scheduling, budgeting, procurement, contracts, documentation, safety coordination, quality, and stakeholder communication. The Sr. Project Manager works with appropriate autonomy, identifies risks early, and brings practical, creative, safety-first solutions that protect the client relationship, project outcome, and 3i profitability.

Key Responsibilities

Project Leadership & Client Management

  • Serve as the primary day-to-day contact for owners, architects, consultants, subcontractors, and internal teams; lead OAC and coordination meetings.
  • Set clear expectations, coordinate field and office teams, remove obstacles, and hold team members and trade partners accountable.
  • Communicate project status, decisions, milestones, risks, and recommended actions accurately and promptly.
  • Maintain professionalism and responsiveness consistent with 3i’s brand and values

Project Planning & Execution

  • Lead project startup, scope review, execution planning, procurement planning, and schedule development in partnership with the Superintendent.
  • Monitor progress, sequencing, quality, and constraints; adjust work plans as conditions change.
  • Assess problems, identify root causes and impacts, and implement timely solutions that protect safety, schedule, cost, quality, and contractual obligations.

Financial Management & Contract Administration

  • Develop and manage budgets, GMPs, cost-loaded schedules, cash flow, forecasts, KPIs, and project profitability.
  • Prepare owner payment applications; review subcontractor billing, lien releases, and insurance compliance.
  • Manage contracts, purchase orders, procurement, PCOs, change orders, and cost recovery; escalate material exposure with options and recommendations.

Compliance, Closeout & Project Controls

  • Maintain accurate, timely, audit-ready RFIs, submittals, meeting minutes, correspondence, decision logs, change logs, and procurement records in Procore or equivalent software.
  • Ensure compliance with plans, specifications, permits, contract requirements, public-owner procurement/reporting rules, and applicable bond requirements.
  • Set and reinforce safety expectations with field leadership and subcontractors; ensure required safety documentation is distributed and maintained.
  • Coordinate inspections, punch list, substantial completion, O&M manuals, warranties, as-builts, owner training, final acceptance, and warranty turnover.

Public / Bond Compliance & Procurement

  • Ensure compliance with public owner requirements including procurement procedures and reporting standards
  • Support bid processes including ITBs, RFQs, and RFPs as required
  • Maintain documentation in compliance with public audit and reporting requirements
  • Ensure subcontractors comply with public project requirements including documentation and reporting

Technical Skills

  • OSHA 30 Certification required
  • Procore project management software expertise and certification
  • Bluebeam experience and efficiency
  • Proficiency in Microsoft Projects
  • Microsoft Office Suite proficiency (Excel, Word, Teams)
  • Ability to read and interpret construction drawings and specifications
  • Strong understanding of construction contracts and documentation workflows

Qualifications

  • 9+ years of relevant construction experience as a Sr. Project Manager, Project Manager, or Leadership role within commercial construction
  • Experience managing new or renovation of commercial or public-sector construction projects
  • Bachelor’s degree in Construction Management, Engineering, or related field
  • Strong understanding of contracts, project controls, and estimating fundamentals
  • Proven ability to manage multiple projects and stakeholders in a fast-paced environment
  • Strong leadership, communication, and problem-solving skills
  • High level of organization and attention to detail
  • Experience with public-sector work (K-12, Municipal, Aviation, Hospitality/Multifamily) preferred
  • Familiarity with CMAR/CSP delivery methods preferred
  • PMP Certification preferred
