Job Title: Maintenance Superintendent

Reports To: Director of Engineering

Summary: The Maintenance Superintendent is responsible for directing and supervising the maintenance staff in the execution of all maintenance and engineering activities for the Emerald Grande, the Sunset Suites, and HarborWalk Village as necessary.

PRIMARY TASKS:

  1. Supervise the maintenance staff in the execution of work orders
  2. Evaluate and assign work orders via the eWork Order system.
  3. Assess corrective actions for work orders, determine follow-on maintenance requirements, assign assets and materials as needed to complete open work orders, and close completed work orders.
  4. Responsible for inventory control of materials and supplies needed in the execution of work orders, facility maintenance, and engineering activities.
  5. Safety Officer – responsible for all safety related training and materials.
  6. Build and maintain work schedules for engineering staff to include scheduling/approving PTO.

SECONDARY TASKS:

  1. Lead engineering efforts for specific tasks and projects as directed by the Director of Engineering and Maintenance.
  2. Assist staff in evaluation and repair of residential and commercial HVAC equipment.
  3. Assist the engineering staff in the execution of repairs and maintenance of the boilers, fresh water supply systems, cooling tower, generator, and electrical systems.
  4. Lead Deep Clean teams (as needed) in the execution of unit renovations, cleaning, painting, and general maintenance, and repair.
  5. Other duties as assigned.

Education and Experience Requirements

3-5 years of maintenance technician/mechanical experience required; bachelor’s degree in a related field preferred; forklift experience/operator certificate preferred.

Knowledge, Skill and Ability Requirements

Knowledge

  • Solid knowledge of Occupational Safety and Health Administration (OSHA) compliant workplace safety practices
  • Must possess personnel and resource management expertise
  • Must possess the ability to evaluate and correct a myriad of maintenance issues to include electrical, plumbing, lighting, furniture, and hardware repairs
  • Excellent communication skills with a demonstrated ability to interact with guests and coworkers in a harmonious manner. Customer service must be a priority
  • Ability to handle multiple operational demands with a high degree of professionalism, operating often with time sensitive deadlines
  • Competent in the use of computers and a willingness to work in the work order system daily
  • Strong decision-making skills
  • Ability to work a flexible schedule including nights, weekends, and holidays

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

Other Qualifications

Availability Open and operational seven days a week. Employees are required to be available to workdays, nights, weekends, and holidays.

License Requirements Valid driver’s license that has been in effect for at least three years, with no major violations and no more than two minor violations in the past three years.

Rules and Regulations All employees must adhere to all safety rules and regulations required by local, State and Federal authorities, wear the appropriate personal protective equipment necessary to perform the job in a safe manner and will follow all safety rules per the Company’s Safety Policy.

Language Skills Must be able to speak, read, write, and comprehend the English language. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
