This Superintendent role oversees a fast-paced commercial office renovation and expansion project in the DC/NOVA market. The position focuses on managing all on-site activities for a 12–13 week project involving a 5,000 sq ft renovation of existing office space and the addition of 5,000 sq ft of new office space within a warehouse. The project features high-end millwork for an IT end client and requires a detail-oriented, organized leader who can drive quality, safety, and schedule while coordinating closely with the owner’s representative, subcontractors, and project stakeholders. This is a project-based opportunity that can transition into a longer-term role based on performance and future project starts, offering strong potential for growth within a small general contractor that delivers interesting and complex projects.

Responsibilities

  • Oversee and manage all work performed on site for commercial office renovation and interior fit-out projects.
  • Lead day-to-day field operations for a 12–13 week fast-paced project involving renovation of existing office space and construction of additional office space in a warehouse environment.
  • Coordinate and supervise subcontractors to ensure work is completed safely, on schedule, and in accordance with project specifications and quality standards.
  • Review and interpret blueprints, construction drawings, and specifications to plan and sequence work effectively.
  • Maintain strict site safety standards and enforce safety policies and procedures for all personnel on the project.
  • Use Procore and an iPad to complete accurate and timely daily reports, document progress, track issues, and communicate with the project team.
  • Monitor project budget impacts from field activities and support effective cost management, including tracking potential changes.
  • Manage tenant-in-place conditions, ensuring minimal disruption to ongoing operations in occupied spaces.
  • Administer and track RFIs (Requests for Information) and change orders from the field, coordinating with the project team to resolve issues promptly.
  • Ensure high-quality installation of high-end millwork and other finishes appropriate for an IT office environment.
  • Collaborate closely with a detail-oriented owner’s representative, providing clear updates and responding to requests in a professional and timely manner.
  • Identify and resolve field issues proactively to maintain project momentum and adherence to schedule.
  • Maintain organized site documentation, including safety records, daily logs, and change documentation.
  • Support a positive, collaborative site culture that promotes safety, quality, and respect among all workers.

Essential Skills

  • Proven ability to read and interpret blueprints and construction documents for commercial projects.
  • Strong experience in subcontractor management on commercial construction and interior fit-out projects.
  • Demonstrated site safety leadership, with the ability to enforce safety policies and procedures on active job sites.
  • Proficiency with Procore for project documentation, daily reporting, and field communication.
  • Experience in commercial construction, specifically office renovations and tenant improvement (TI) projects.
  • Capability to manage daily reports using an iPad or similar tablet device.
  • Understanding of budget management from the field perspective, including awareness of cost impacts and changes.
  • Knowledge of RFIs and change order processes within commercial construction projects.
  • Ability to work effectively in tenant-in-place environments, maintaining professionalism and minimizing disruption.
  • OSHA 30 certification or equivalent knowledge of construction safety standards.

  • Comfortable in fast-paced, schedule-driven projects with tight timelines.
  • Comfort working closely with detail-oriented owners’ representatives and project stakeholders.
  • Experience with office renovations and warehouse-to-office conversions or additions.
  • Strong organizational and communication skills for coordinating multiple subcontractors and tasks.
  • Interest in long-term growth opportunities with a small general contractor offering upward mobility.
  • Ability to adapt to evolving project needs and transition to additional projects in the DC/NOVA market based on performance.

Work Environment

This role is field-based and requires full-time presence on active project sites in the DC/NOVA area. The Superintendent works in a commercial construction environment that includes office renovations, interior fit-outs, and warehouse spaces being converted or expanded into office areas. The project is fast-paced, with a 12–13 week schedule, and involves managing work in tenant-in-place conditions where existing operations may continue during construction. Daily reporting and documentation are completed on an iPad using Procore, reflecting a technology-enabled work environment. The general contractor is a smaller firm that focuses on interesting and complex projects, offering a collaborative culture and strong opportunities for upward mobility as additional projects begin in the region.

Job Type & Location

This is a Contract position based out of Annapolis Junction, MD.

Pay and Benefits

The pay range for this position is $43.00 - $48.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
