Job Description
The Maintenance Engineer plays a key role in ensuring that a portfolio of residential properties remains safe, comfortable, and in excellent condition. This position focuses on apartment maintenance, timely completion of work orders, and support for lease-up activities in a fast-paced, high-growth environment. You will use your technical skills in HVAC, plumbing, and carpentry to perform repairs, unit turns, and grounds upkeep while providing respectful, professional service to residents.
Responsibilities
- Perform day-to-day apartment maintenance tasks, including HVAC, plumbing, carpentry, and general repairs across multiple residential properties.
- Complete resident work orders promptly and professionally, announcing yourself and respecting that you are working in someone’s home.
- Handle unit turns when residents move out, including inspecting units, performing necessary repairs, and preparing apartments for new tenants.
- Maintain grounds and common areas, including trash removal, pet waste cleanup, and general exterior upkeep to ensure a clean and welcoming environment.
- Collaborate closely with a small on-site team that typically includes leasing professionals, maintenance technicians, and a porter to support lease-up and ongoing operations.
- Support fast-paced lease-up activities by helping prepare and maintain a brand-new, high-occupancy facility so new tenants can be onboarded quickly.
- Use property management systems (PMS) and technology tools to receive, track, and complete maintenance requests efficiently.
- Participate in rotating on-call coverage to respond to after-hours maintenance emergencies as needed.
- Work in a variety of property types, including newer buildings and older facilities with legacy systems such as older plumbing and boiler/chiller equipment.
- Follow safety procedures and best practices when using tools, equipment, and building systems to protect yourself, residents, and property assets.
- Communicate clearly with residents, leasing staff, and supervisors to provide updates on maintenance work and coordinate access to units.
- Support special property projects, such as new campus housing developments that may include student-focused spaces and access control systems.
Essential Skills
- Hands-on experience in facilities and property maintenance, with a focus on residential or apartment communities.
- Practical skills in HVAC systems, including basic troubleshooting, repair, and maintenance.
- Strong plumbing skills, including diagnosing issues and performing repairs in both newer and older building systems.
- Carpentry skills for interior repairs, unit turns, and general maintenance tasks.
- Ability to manage work orders from start to finish using property management systems (PMS) and related technology.
- Experience working inside and outside, performing maintenance tasks in various weather and building conditions.
- Capability to work effectively in a fast-paced, lease-up environment where quick unit preparation and tenant onboarding are critical.
- Strong attention to detail and respect for residents’ homes when entering units and performing work.
- Ability to participate in rotating on-call schedules and respond to maintenance emergencies outside standard business hours.
- Comfort working with boiler and chiller systems and older plumbing infrastructure in legacy properties.
Additional Skills & Qualifications
- Experience in apartment maintenance or property management environments.
- Experience with property management systems (PMS) and technology management for tracking maintenance tasks.
- Leadership abilities to contribute positively to a small, collaborative team and support a lead-by-example management style.
- Familiarity with campus or student housing environments, including access control and badging systems.
- Ownership of a personal set of hand tools suitable for daily maintenance tasks, with larger tools typically provided on-site.
- Understanding of best practices for grounds maintenance, trash handling, and cleanliness standards in residential communities.

Work Environment
The role involves working both inside and outside across a variety of residential properties, from brand-new lease-up communities to older buildings with legacy plumbing and boiler/chiller systems. You operate in a fast-paced setting where units must be prepared quickly for new residents, often within small teams that include leasing staff, maintenance technicians, and a porter. You use a mix of hand tools you provide yourself and larger equipment supplied by the property, along with property management systems and other technology to manage work orders. The environment includes standard weekday hours with the expectation of rotating on-call coverage and occasional weekend support, particularly during busy periods or special projects.
Job Type & LocationThis is a Contract to Hire position based out of Omaha, NE.
Pay and BenefitsThe pay range for this position is $25.00 - $35.00/hr.
