Job Description

The Property Manager oversees the smooth operation of a portfolio of residential and commercial properties, with a focus on Class A buildings in a downtown environment. This role safeguards property value by managing budgets, rent collection, lease administration, and building maintenance, while ensuring high levels of tenant satisfaction. The successful candidate brings strong real estate market knowledge, advanced property management expertise, and exceptional attention to detail, and serves as a key point of contact for tenants, vendors, and internal stakeholders.

Responsibilities

  • Manage and oversee day-to-day operations, maintenance, administration, and improvement of residential and commercial properties, including Class A buildings.
  • Plan and manage property budgets, including collecting rent, paying bills, forecasting financial requirements, preparing annual budgets, scheduling expenditures, and analyzing variances.
  • Initiate corrective actions to address budget variances and ensure financial performance aligns with property objectives.
  • Maintain properties by investigating and resolving tenant complaints promptly, enforcing rules of occupancy, inspecting vacant units, and coordinating completion of repairs.
  • Secure properties by contracting with security patrol services, installing and maintaining security devices, establishing precautionary policies and procedures, and responding effectively to emergencies.
  • Facilitate leasing activities by preparing lease agreements, negotiating lease terms, and coordinating with tenants and brokers as needed.
  • Ensure compliance with federal, state, and local legal requirements by enforcing adherence to regulations and advising leadership on necessary actions or changes.
  • Maintain building systems by contracting with maintenance and service providers, supervising repairs, and monitoring performance and service quality.
  • Achieve financial objectives by optimizing rent collection processes, managing operating expenses, and supporting asset management strategies to preserve and enhance property value.
  • Utilize financial analysis, property tax knowledge, and accounting skills to support month-end closing, account reconciliation, and financial reporting related to property operations.
  • Leverage MRI property management software and accounting systems to manage leases, ledgers, tenant information, and financial data accurately.
  • Provide professional, service-oriented customer support to tenants, addressing inquiries, concerns, and requests with a patient and approachable attitude.
  • Collaborate with internal teams and external vendors to ensure building maintenance, security, and tenant services meet high standards.
  • Prepare and maintain accurate documentation, reports, and records related to leases, budgets, maintenance, and compliance.
  • Adapt quickly to new processes, systems, and requirements while maintaining strong organizational and time management practices.

Essential Skills

  • Minimum of 5 years of experience in real estate property management or similar roles overseeing residential and commercial properties.
  • Proven experience managing Class A buildings and working with commercial tenants in a downtown environment.
  • Strong financial analysis skills, including budgeting, forecasting, and variance analysis for property operations.
  • Knowledge of property tax concepts and their impact on property financial performance.
  • Experience with month-end closing processes and account reconciliation in a property management or real estate context.
  • Ability to prepare and interpret financial reports related to property income, expenses, and asset performance.
  • Working knowledge of ledgers and accounting software used in property management.
  • Solid asset management understanding to help preserve and enhance property value.
  • Advanced attention to detail in financial, lease, and maintenance documentation.
  • Strong organizational skills with the ability to manage multiple properties, tenants, and deadlines simultaneously.
  • Excellent verbal and written communication skills for interacting with tenants, vendors, and internal stakeholders.
  • Professional demeanor and strong customer service skills, with a patient, approachable, and service-oriented attitude.
  • Ability to learn quickly and adapt to new processes, systems, and tools.
  • Proficiency in Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook.

Additional Skills & Qualifications

  • Bachelor’s degree in business administration, real estate, or a related field is preferred.
  • Experience using MRI property management software is preferred, with the ability to manage leases, tenant data, and financial information.
  • Advanced proficiency in Microsoft Office applications, particularly Excel, Word, PowerPoint, and Outlook, is highly desirable.
  • Prior experience managing commercial property portfolios and working with multiple tenants in a single building or complex.
  • Strong time management abilities, with a track record of meeting deadlines and maintaining organized records.
  • Demonstrated ability to enforce occupancy rules, property policies, and compliance requirements in a fair and consistent manner.
  • Experience coordinating with security and maintenance vendors to support building operations.
  • Customer service experience in a real estate or property management setting.

Work Environment

This role is based in a downtown office environment within a Class A commercial property setting, supporting approximately 16 tenants in the area. The Property Manager works on-site at the property, regularly interacting with tenants, vendors, and building services. The position involves frequent use of Microsoft Office applications and property management software such as MRI, as well as coordination with maintenance and security providers to ensure building systems and services operate smoothly. The work environment is professional and business-oriented, with a focus on delivering high-quality customer service and maintaining well-managed, secure, and compliant properties. The role may involve a mix of office-based work, property inspections, and meetings with tenants and vendors.

Job Type & Location

This is a Contract position based out of San Diego, CA.

Pay and Benefits

The pay range for this position is $35.00 - $35.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
