Multifamily Property Manager
Job Description
Position Summary
The Property Manager is responsible for the overall operation, financial performance, resident satisfaction, and physical condition of a multifamily residential community. This position oversees day-to-day property operations while ensuring the community meets ownership objectives, maintains strong occupancy, and provides a high level of service to residents.
The Property Manager leads the onsite team and works closely with regional management, maintenance personnel, vendors, residents, and ownership to ensure successful property performance.
Key Responsibilities
Property Operations
- Oversee all day-to-day operations of the multifamily community.
- Maintain property appearance, safety, cleanliness, and overall operating standards.
- Supervise leasing, resident relations, maintenance coordination, and administrative functions.
- Conduct regular property inspections and ensure deficiencies are addressed promptly.
- Coordinate with maintenance personnel and vendors regarding repairs, preventative maintenance, capital projects, and unit turns.
- Ensure compliance with company policies, lease requirements, Fair Housing regulations, and applicable federal, state, and local laws.
Financial Management
- Manage the property's annual operating budget and financial performance.
- Review monthly financial statements, variance reports, and property performance.
- Monitor income, expenses, accounts payable, and accounts receivable.
- Oversee rent collection and delinquency management.
- Identify opportunities to increase revenue and control operating expenses.
- Assist with annual budget preparation and capital expenditure planning.
- Review and approve vendor invoices within established authority levels.
Leasing & Occupancy
- Monitor occupancy, leasing activity, renewals, and market conditions.
- Work with the leasing team to achieve occupancy and revenue goals.
- Review rental rates, concessions, traffic, and competitive properties.
- Develop strategies to improve leasing performance and resident retention.
- Ensure vacant units are turned efficiently and ready for new residents.
Resident Relations
- Maintain positive relationships with residents and provide a high level of customer service.
- Respond to resident concerns, complaints, and requests professionally and promptly.
- Manage lease violations, notices, renewals, move-ins, and move-outs.
- Support resident retention initiatives and community engagement activities.
Team Leadership
- Recruit, train, supervise, and develop onsite team members.
- Establish performance expectations and hold employees accountable for results.
- Conduct regular staff meetings and provide ongoing coaching and training.
- Coordinate closely with maintenance leadership to prioritize work orders, unit turns, preventative maintenance, and property needs.
- Promote a professional, collaborative, and service-oriented work environment.
Reporting & Ownership Communication
- Prepare and review weekly and monthly operating reports.
- Provide updates regarding occupancy, leasing activity, collections, expenses, maintenance issues, and property performance.
- Communicate significant operational or financial issues to regional management and/or ownership.
- Assist with property inspections, audits, lender visits, and ownership visits as required.
Qualifications
- 3–5+ years of multifamily property management experience preferred.
- Previous experience managing a conventional multifamily community.
- Strong understanding of property operations, leasing, budgeting, and financial reporting.
- Experience supervising onsite leasing and maintenance teams.
- Knowledge of Fair Housing regulations and landlord-tenant requirements.
- Strong communication, leadership, organizational, and problem-solving skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Proficiency with Microsoft Office and property management software such as Yardi, RealPage, Entrata, or similar platforms.
- CAM, ARM, CPM, or other industry certifications are a plus.
