Job Description
Position Summary
The Maintenance Technician is responsible for maintaining the overall physical condition, functionality, and appearance of a multifamily residential community. This position performs general maintenance, repairs, preventative maintenance, apartment turns, and resident service requests while providing professional and responsive service to residents.
The Maintenance Technician works closely with the Maintenance Supervisor and Property Manager to ensure apartments, common areas, building systems, and property grounds are maintained according to company standards.
Key Responsibilities
Maintenance & Repairs
- Complete resident service requests accurately and in a timely manner.
- Diagnose and perform general repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, locks, doors, and other building components.
- Troubleshoot maintenance issues and determine appropriate repair solutions.
- Perform routine preventative maintenance on property equipment and building systems.
- Maintain common areas, amenities, building interiors, and exterior areas in good condition.
- Identify potential safety or maintenance concerns and report significant issues to the Maintenance Supervisor or Property Manager.
Apartment Turns
- Prepare vacant apartments for new residents according to established turn standards and schedules.
- Perform repairs, painting, drywall work, fixture replacement, appliance repairs, and other make-ready duties as needed.
- Inspect apartment homes for maintenance needs during move-outs.
- Coordinate with the Maintenance Supervisor and outside vendors to ensure units are completed on schedule.
- Verify completed apartments meet company standards prior to move-in.
HVAC, Plumbing & Electrical
- Troubleshoot and perform basic repairs to HVAC systems as permitted by experience and certification.
- Diagnose and repair common plumbing issues, including faucets, toilets, garbage disposals, leaks, and drain problems.
- Perform basic electrical troubleshooting involving outlets, switches, lighting fixtures, breakers, and related components.
- Repair or replace household appliances as necessary.
- Escalate complex repairs to the Maintenance Supervisor or qualified contractors when appropriate.
Resident Service
- Provide courteous and professional service when entering occupied apartments.
- Communicate clearly with residents regarding maintenance requests and repairs.
- Protect residents' property and maintain cleanliness while performing work.
- Follow proper procedures for entering occupied units.
- Maintain a customer-service-oriented approach when interacting with residents.
Preventative Maintenance & Inspections
- Assist with scheduled preventative maintenance programs.
- Conduct inspections of apartments, common areas, mechanical rooms, amenities, and property grounds as assigned.
- Monitor building systems and equipment for signs of deterioration or potential failure.
- Assist with seasonal property maintenance and preparation.
- Maintain accurate records of completed preventative maintenance when required.
Property & Grounds
- Assist with maintaining the cleanliness and appearance of the property.
- Perform minor exterior repairs and property upkeep.
- Maintain pools, fitness centers, clubhouses, common areas, and other amenities as assigned.
- Assist with snow removal, grounds maintenance, trash removal, or other seasonal responsibilities where applicable.
- Ensure maintenance shops, storage areas, tools, and equipment remain clean and organized.
Emergency & On-Call Responsibilities
- Participate in the property's rotating on-call schedule as required.
- Respond promptly to after-hours maintenance emergencies.
- Address urgent issues involving water leaks, electrical problems, HVAC failures, security concerns, and other property emergencies.
- Follow established emergency procedures and communicate significant incidents to management.
Safety & Compliance
- Follow company safety policies and OSHA requirements.
- Properly use and maintain tools, equipment, and personal protective equipment.
- Follow applicable Fair Housing requirements when interacting with residents.
- Handle chemicals and maintenance materials according to established safety procedures.
- Report safety hazards, property damage, or potential liability concerns promptly.
Qualifications
- 1–3+ years of maintenance experience preferred; multifamily/apartment maintenance experience strongly preferred.
- Working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, drywall, painting, and general building maintenance.
- Ability to diagnose maintenance problems and complete repairs independently.
- HVAC/EPA certification preferred or required depending on position responsibilities.
- Valid driver's license may be required.
- Strong customer service and communication skills.
- Ability to work independently as well as part of an onsite maintenance team.
- Ability to participate in an after-hours on-call rotation.
- Dependable, organized, and able to prioritize multiple service requests.
Physical Requirements
- Ability to frequently stand, walk, bend, kneel, climb, reach, and work in various positions.
- Ability to safely lift and carry equipment, supplies, and materials typically weighing up to 50 pounds.
- Ability to use ladders, hand tools, power tools, and maintenance equipment.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to respond to maintenance emergencies throughout different areas of the property.
Preferred Certifications
- EPA Section 608 Certification
- HVAC Certification
- CPO (Certified Pool Operator), where applicable
- OSHA or other relevant safety training
- CAMT (Certificate for Apartment Maintenance Technicians)
