Job Summary
We are seeking a dynamic Property Manager to join the team at our successful property management company. The Property Manager is responsible for directly managing all aspects of their assigned commercial and/or residential properties. Property Management Responsibilities
- Manage daily property operations and serve as the primary point of contact for current and prospective residents.
- Provide professional and courteous customer service and respond to resident questions, concerns, complaints, and maintenance requests.
- Advertise vacant units/spaces and coordinate property tours and open houses for prospective residents.
- Show available units/spaces and provide information regarding rental requirements, property features, and available amenities.
- Process rental applications and qualify prospective residents through required background checks, references, and company screening procedures.
- Ensure all required approvals are obtained before allowing a new resident to take possession of a unit or space.
- Handle move-ins, move-outs, lease renewals, lease documentation, and authorized leasing negotiations.
- Collect and process rent and other payments and provide receipts as required.
- Maintain accurate resident, applicant, occupancy, payment, property, and operational records.
- Monitor vacancies and promptly report move-ins, move-outs, and occupancy changes to the corporate office.
- Maintain knowledge of the local rental market and relevant housing trends.
- Conduct regular property inspections and identify maintenance, repair, safety, lease compliance, or operational concerns.
- Coordinate necessary maintenance and repairs with authorized vendors and contractors.
- Monitor and report lease violations, unauthorized occupants, incidents, and other significant property concerns to management.
- Prepare or assist with resident notices and property-related communications as directed by management.
- Follow established company SOPs for tenant screening, approvals, leasing, purchasing, payments, documentation, and property operations.
- Follow all applicable Equal Housing Opportunity/Fair Housing requirements, local laws, and company policies.
- Maintain confidentiality of resident, applicant, employee, and company information.
- Provide administrative support and perform other duties as assigned by management.
Maintenance & Property Upkeep
- Perform routine maintenance and minor repairs throughout the property.
- Respond promptly to maintenance requests and emergencies.
- Perform basic plumbing, electrical, carpentry, painting, and general repair work within the employee's training and authorization.
- Inspect common areas, vacant units/spaces, buildings, equipment, and property grounds regularly.
- Maintain clean and presentable common areas, offices, facilities, and grounds.
- Perform landscaping and general grounds maintenance as needed.
- Identify repairs that require specialized contractors and report them to management.
- Assist vendors and contractors with property access and coordinate authorized work.
- Conduct preventive maintenance and document completed work.
- Maintain tools, equipment, and maintenance supplies in an organized and safe manner.
- Immediately report significant safety hazards, property damage, utility problems, or emergency conditions.
- Follow all company safety procedures and applicable regulations.
Qualifications
- Previous property management, RV/mobile home park, hospitality, maintenance, or similar experience preferred.
- General knowledge of basic property maintenance and repairs.
- Strong customer service and communication skills.
- Ability to remain professional when handling resident concerns or difficult situations.
- Ability to follow established SOPs and management instructions.
- Strong organizational and recordkeeping skills.
- Ability to prioritize multiple responsibilities and respond to urgent property needs.
- Basic computer, email, and property-management software skills.
- Ability to work independently with appropriate communication and oversight from management.
- Valid driver's license may be required depending on property responsibilities.
