1. Operational Management
- Oversee daily operations, ensuring smooth functioning of all property systems and processes.
- Manage leasing processes, including showings, applications, and move-ins/move-outs.
- Ensure compliance with local, state, and federal housing regulations.
- Coordinate with maintenance staff to ensure timely repairs and upkeep of the property.
- Enforce community rules and regulations.
2. Financial Management
- Track and report financial performance, including occupancy rates, rent collections, and expenses.
- Ensure timely rent collection and address delinquent accounts through appropriate processes.
3. Leasing & Marketing
- Develop and implement marketing strategies to attract new residents.
- Monitor market trends to adjust pricing and incentives competitively.
- Maintain and enhance relationships with existing residents to ensure renewals.
- Monitor online reviews and social media for reputation management.
4. Resident Relations
- Respond promptly and professionally to resident concerns and complaints.
- Foster a sense of community by promoting positive resident interactions.
- Handle escalated issues, including disputes between residents.
- Maintain an open-door policy for resident feedback.
5. Staff Supervision
- Manage maintenance
- Foster a positive team environment
- Ensure staff adheres to property management policies and procedures.
6. Maintenance & Safety
- Oversee preventive maintenance schedules to maintain property value and functionality.
- Ensure timely response to maintenance requests and emergencies.
- Conduct regular property inspections for safety and compliance.
- Coordinate with third-party contractors for specialized maintenance services.
- Ensure proper waste management, landscaping, and common area upkeep.
7. Compliance & Legal
- Ensure compliance with Fair Housing laws, ADA regulations, and other applicable laws.
- Maintain accurate records for audits, inspections, and legal purposes.
- Handle lease violations, evictions, and legal matters with proper documentation.
- Ensure proper documentation of all lease agreements, amendments, and notices.
8. Technology & Reporting
- Utilize property management software for operations, accounting, and leasing.
- Generate reports on occupancy, revenue, maintenance, and resident satisfaction.
- Monitor key performance indicators (KPIs) and suggest improvements.
- Stay updated on property management technology trends and implement new tools as needed.
