Job Title and Overview
The Leasing Professional is responsible for engaging with prospective tenants, providing exceptional customer service, conducting property tours, and facilitating the leasing process to ensure high occupancy rates and resident satisfaction.
Resident Engagement
- Greet and engage with prospective tenants in a friendly and professional manner, answering inquiries and providing information about available units, rental rates, and lease terms.
- Conduct property tours to showcase available units, amenities, and community features, highlighting the benefits of living in a Sawmill Road Management Company managed housing community.
- Build rapport with prospective residents, listening to their needs and preferences, and addressing any concerns or questions they may have.
Leasing Process
- Assist prospective residents with the leasing process, including completing rental applications, verifying income and eligibility for affordable housing programs, and obtaining necessary documentation.
- Coordinate with property management staff to ensure timely processing of rental applications, conduct credit and background checks, and verify references.
- Review lease agreements with tenants, explaining terms and conditions, collecting security deposits and rental payments, and obtaining signatures.
- Follow all Tenant Selection Plan (TSP) guidelines and fair housing regulations.
Marketing and Outreach
- Assist in the development and implementation of marketing strategies to attract and retain prospective residents.
- Maintain updated listings of available units in AppFolio, including the company website.
- Participate in outreach efforts to local businesses and community organizations to promote available properties, according to the Affordable Fair Housing Marketing Plan (AFHMP).
Compliance and Documentation
- Ensure compliance with affordable housing program requirements, including income qualifications, rent restrictions, and lease compliance.
- Maintain accurate leasing records, tenant files, and occupancy reports, ensuring confidentiality and compliance with fair housing regulations and data privacy laws.
- Conduct annual recertifications.
Use of Software and Integrations
- The Leasing Professional should actively utilize the provided software solution to enhance their effectiveness and the requirement to keep data up to date and best employed.
- The Leasing Professional is required to participate in the use of Sawmill Road Management Company’s multiple platforms and integrations, including but not limited to:
o AppFolio
o TEAMS
o One Drive
o Trainual
