Position Overview:
We are seeking an experienced and highly skilled Lead Apartment Maintenance Technician to oversee and support the maintenance operations of a multifamily apartment community. This position is ideal for a seasoned apartment maintenance professional with strong technical abilities, excellent troubleshooting skills, and the ability to lead a maintenance team, prioritize work orders, manage apartment turns, and maintain high property standards. The ideal candidate will have extensive hands-on experience with HVAC, plumbing, electrical, appliance repair, make-readies, preventive maintenance, and general property repairs. EPA certification is REQUIRED for this position. Previous multifamily Lead Maintenance, Maintenance Supervisor, or senior-level Maintenance Technician experience is strongly preferred.
Key Responsibilities:
- Lead and support the property's day-to-day maintenance operations
- Assign, prioritize, and monitor resident work orders to ensure timely completion
- Diagnose and troubleshoot HVAC systems and complete necessary repairs
- Perform plumbing repairs, including leaks, toilets, faucets, sinks, disposals, water heaters, and related components
- Troubleshoot and complete electrical repairs within applicable guidelines
- Diagnose, repair, and replace household appliances
- Oversee and complete apartment make-readies and vacant unit turns
- Ensure vacant apartments are completed on schedule and meet property standards before move-in
- Perform drywall, sheetrock, painting, caulking, carpentry, and general property repairs
- Conduct preventive maintenance and property inspections
- Identify maintenance, safety, and property concerns and communicate solutions to management
- Assist with ordering parts, supplies, and maintenance materials
- Help maintain appropriate inventory levels while controlling unnecessary expenses
- Maintain an organized and safe maintenance shop, tools, and equipment
- Train, guide, and support maintenance technicians, make-ready technicians, and porters as needed
- Coordinate with the Property Manager regarding work-order status, unit turns, emergencies, and property priorities
- Communicate professionally with residents and provide excellent customer service
- Ensure maintenance work is completed safely and in accordance with company procedures
- Participate in and help manage the property's emergency/on-call maintenance rotation as required
Required Qualifications:
- Current EPA Certification – REQUIRED
- Previous multifamily/apartment maintenance experience
- Strong HVAC diagnostic and troubleshooting experience
- Strong knowledge of plumbing, electrical, appliance repair, and general maintenance
- Experience completing and overseeing apartment make-readies
- Ability to diagnose maintenance issues and determine appropriate repairs independently
- Experience managing multiple work orders and competing priorities
- Strong leadership, communication, and problem-solving skills
- Ability to safely operate hand and power tools
- Dependable attendance and professional work ethic
- Valid driver's license and reliable transportation
- Ability to perform physically demanding work, including lifting, bending, kneeling, climbing stairs, and working indoors and outdoors
Highly Preferred Experience:
- Previous Lead Maintenance Technician or Maintenance Supervisor experience
- Several years of direct multifamily maintenance experience
- Advanced HVAC troubleshooting and repair
- Refrigerant handling and HVAC servicing
- Plumbing and electrical troubleshooting
- Appliance diagnosis, repair, and installation
- Preventive maintenance programs
- Apartment turns and make-ready management
- Team leadership and technician training
- Work-order prioritization and completion
- Maintenance inventory and supply management
- Vendor coordination
- Experience working with property management and work-order software
- CPO certification is a plus

The strongest candidate will be able to walk into a maintenance issue, accurately diagnose the problem, determine the appropriate solution, and ensure the repair is completed correctly and efficiently.
This individual should also be comfortable leading other maintenance team members, delegating responsibilities, monitoring apartment turns, managing work-order priorities, and communicating directly with property management.
