Apartment Maintenance- MUST LIVE ON-SITE

Team oriented yet independent individual to join our family!
Full time maintenance superintendent needed for large garden apartment complex. Must be skilled in all phases of apartment maintenance. Must have own hand tools and valid drivers license. Must be able to pass criminal background and drug test.

Responsibilities:

• Prepare apartments for new tenants, including installing kitchen cabinets, vanities, light fixtures, cleaning, painting, and minor repairs.
• Respond to tenant maintenance requests and emergencies.
• Handle basic plumbing, electrical, carpentry, painting, HVAC, and appliance repairs.
• Maintain grounds, and other common areas when needed.
• Coordinate and oversee outside contractors when specialized repairs are needed.
• Prepare apartments for new tenants, including cleaning, painting, and minor repairs.
• Monitor building equipment such as boilers, pumps, elevators, fire-safety systems, and HVAC equipment, as applicable.
• Perform snow removal and seasonal property maintenance where required.
• Report major problems, safety issues, and needed capital repairs to the property manager or owner.
• Maintain maintenance records and inventory of supplies.
• Help enforce building rules and address tenant concerns professionally.
• Respond to building emergencies, including leaks, power issues, heating problems, and other urgent situations.
• Maintain a safe, clean, and well-maintained environment for residents.

Qualifications:

• Previous building maintenance, property maintenance, or superintendent experience preferred.
• Knowledge of basic plumbing, electrical, carpentry, painting, and general repairs.
• Ability to troubleshoot problems and work independently.
• Good communication and customer-service skills.
• Reliable, organized, and able to respond to emergencies when required.
• Ability to lift equipment and perform physical maintenance duties.
• Appropriate driver's license if required by the property.
• Relevant trade licenses or certifications may be required depending on the building and local regulations.

Typical Schedule:
Monday through Friday 8-4:30. Required to be on call for emergencies, including evenings, weekends, and holidays on a rotating basis.
