Position Summary

RDE Capital Group, LLC is seeking an enthusiastic, organized, and driven Leasing Consultant to join our team at The Crest in Dallas, Texas. Reporting to the Property Manager, the Leasing Consultant serves as a primary point of contact for prospective and current residents and plays an important role in achieving the community’s leasing, occupancy, and resident-service goals.

Essential Responsibilities

Marketing and Property Listings

  • Collaborate with the Property Manager and Broker to establish rental rates and listing information for available units.
  • Create and maintain accurate property listings in AppFolio, Facebook, and other approved marketing platforms.
  • Take, process, organize, and upload photographs of available units.
  • Ensure listing descriptions, pricing, availability, and photographs remain current.
  • Promptly remove leased or unavailable properties from marketing platforms.
  • Monitor inquiries and follow up with prospective residents in a timely and professional manner.
Tours and Prospect Communications

  • Contact prospective residents who have expressed interest in touring an available unit.
  • Schedule guided or self-guided tours of vacant units.
  • Provide prospective residents with authorized access to available units according to company procedures.
  • Collect and verify required identification and authorization forms before issuing self-guided-tour access.
  • Protect prospective residents’ personal information in accordance with company privacy and record-retention procedures.
  • Explain community features, rental requirements, available units, and the leasing process accurately and consistently.
  • Direct prospective residents to the company website or designated portal to complete an application.
  • Document tours, follow-up communications, and leasing activity in AppFolio.
Application and Leasing Administration

  • Create and maintain complete applicant profiles in AppFolio.
  • Review application files for completeness and submit them to the Property Manager, Broker, or Owner for consideration.
  • Make recommendations based solely on the company’s documented rental criteria and applicable Fair Housing requirements.
  • Communicate application decisions and required next steps to applicants promptly and professionally.
  • Complete showing and leasing-activity reports for the Property Manager and Broker.
  • Request and document receipt of required security deposits.
  • Obtain and verify proof of utility activation and renters insurance before move-in.
  • Issue confirmation letters to approved applicants and copy the Property Manager as required.
  • Prepare leases, addenda, and related documents for review and signature.
  • Obtain all required signatures, including those of the resident and authorized company representative.
  • Upload fully executed leases and supporting documentation to the resident’s AppFolio profile.
  • Complete the AppFolio move-in workflow.
  • Provide approved residents with move-in instructions and authorized access codes.
  • Confirm completion of the move-in checklist.
  • Provide residents with copies of all fully executed leasing documents.
Renewals and Resident Support

  • Review upcoming lease expirations each month.
  • Provide residents with renewal notices at least 120 days before lease expiration, or as otherwise required by the lease, company policy, or applicable law.
  • Track renewal decisions and provide regular renewal-status reports to the Property Manager and Broker.
  • Monitor and update assigned work-order information daily and coordinate resident communications as directed by the Property Manager.
  • Maintain professional, courteous, and timely communication with residents.
  • Perform other duties assigned or delegated by the Property Manager.
Performance Expectations

The Leasing Consultant supports the leasing and management of apartments at The Crest on behalf of RDE Capital Group, LLC. Services must be delivered professionally, consistently, and in accordance with company policies, approved financial parameters, Fair Housing laws, and applicable leasing regulations.

The Leasing Consultant works collaboratively with the Property Manager, Real Estate Broker, Property Owner, and Regional Manager to execute approved leasing and resident-retention strategies.

A principal objective of the position is to maximize the performance and value of the community while supporting a portfolio occupancy goal of at least 97%. Success will also be measured through timely prospect follow-up, accurate recordkeeping, application conversion, lease-renewal performance, compliance, and resident satisfaction.

Qualifications

  • High school diploma or equivalent required; some college coursework preferred.
  • Previous leasing, sales, hospitality, or customer-service experience preferred.
  • Strong interpersonal, written, and verbal communication skills.
  • Professional, welcoming, and customer-focused attitude.
  • Strong organizational skills and attention to detail.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Self-motivated, dependable, and goal-oriented.
  • Familiarity with AppFolio, Yardi, RealPage, or comparable property-management software preferred.
  • Working knowledge of Fair Housing laws and leasing-compliance standards.
  • Ability to handle confidential applicant and resident information appropriately.
  • Availability to work weekends and other hours required by the community’s leasing schedule.
  • Ability to travel locally when necessary to show or inspect company-managed properties.
  • Valid driver’s license and reliable transportation, if required for the position.

  • Starting compensation: $20 per hour.
