Maintenance TechnicianPosition SummaryThe Maintenance Technician reports directly to the Property Manager and is responsible for maintaining the apartment community, buildings, grounds, equipment, and resident units in a safe, clean, and functional condition.The ideal candidate is dependable, hands-on, safety-conscious, and able to work independently while following direction from the Property Manager and other supervisors. This position requires strong attention to detail, good communication skills, and a willingness to respond promptly to maintenance needs and emergencies.The Maintenance Technician must report to work consistently and reliably during scheduled hours and be available for on-call responsibilities as assigned.Essential Duties and ResponsibilitiesResponsibilities include, but are not limited to:Inspect buildings, grounds, common areas, vacant units, occupied units, and other property facilities on a regular and as-needed basis.Perform routine maintenance, repairs, improvements, and preventative maintenance throughout the property.Respond promptly and efficiently to resident service requests, generally within 24 hours. When circumstances prevent timely completion, communicate the reason for the delay to the resident and Property Manager.Diagnose and perform repairs involving HVAC systems, appliances, plumbing, electrical systems, carpentry, lighting, and other building systems within the scope of the position.Perform make-ready and turnover work in vacant units as directed by the Property Manager.Maintain knowledge of the location of water, gas, and electrical shutoffs, clean-out traps, fire hydrants, fire extinguishers, and other emergency equipment.Maintain and perform preventative maintenance on HVAC equipment, furnaces, air-conditioning coils, motors, circulating pumps, filters, water-heating equipment, boiler rooms, chiller equipment, pool equipment, and other property systems as applicable.Maintain exterior lighting, gutters, downspouts, roofs, flashing, roadways, sidewalks, laundry facilities, recreational areas, buildings, grounds, and other common-area facilities.Monitor the condition of swimming pools and pool equipment and report maintenance concerns to the Property Manager.Maintain accurate records of service requests, inspections, completed work, appliance serial numbers, inventory, and other required documentation.Meet with the Property Manager each morning and as requested to receive assignments, discuss maintenance concerns, and provide updates on completed work.Provide daily written reports documenting work completed, service requests, inspections, and other assigned tasks.Notify the Property Manager of maintenance concerns, needed repairs, parts, supplies, equipment, or outside services.Make recommendations regarding the purchase of supplies, equipment, parts, and services, subject to Property Manager approval.Maintain an accurate inventory of frequently used parts, supplies, and replacement items and assist with restocking as approved by the Property Manager.Maintain an accurate and up-to-date inventory of company and maintenance tools and supplies.Maintain a clean, organized, and secure maintenance shop/workshop.Leave appropriate notices in resident units documenting the reason for entry and work performed.Observe and report unusual, unsafe, or potentially hazardous conditions within occupied units, including property damage, leaks, electrical concerns, pest issues, or other conditions requiring attention.Maintain current knowledge of the condition of all vacant units.Safely salvage usable parts from discarded appliances or equipment when directed.Pick up trash and address cleanliness concerns observed while performing routine duties.Conduct routine inspections of the property, including common areas, grounds, and dumpster areas, to identify cleanliness, safety, security, and maintenance concerns.Assist with preparation for government- or lender-sponsored physical inspections, including MORs, REACs, or similar inspections, when applicable.Strictly follow company policies and procedures regarding service requests, budget control, purchase orders, resident entry, safety, and other property operations.Attend required training and instructional classes conducted by the Property Manager or company.Maintain a professional appearance and attitude and provide courteous, respectful service to residents.Follow all applicable company safety policies and procedures and perform all duties in a safe manner.Maintain a valid driver's license.Participate in on-call and emergency maintenance responsibilities as assigned.Perform other duties and responsibilities as assigned by the Property Manager, District Manager, or other authorized supervisors.Required Knowledge and SkillsThe Maintenance Technician should have a working knowledge of or experience with:HVAC systemsPlumbingBasic electrical systemsCarpentry and general building repairsResidential appliances, including stoves, dishwashers, garbage disposals, refrigerators, and similar equipmentPreventative maintenanceBasic troubleshooting and repairSafe use of hand and power toolsMaintenance documentation and recordkeepingPrior apartment, residential property, facilities, or commercial maintenance experience is preferred.Physical RequirementsThis position is physically active and requires the ability to:Frequently walk throughout the property, including stairs and uneven surfaces.Stand, bend, stoop, kneel, crouch, reach, and climb as needed to perform maintenance duties.Lift, carry, push, and pull equipment, tools, supplies, appliances, and other materials.Perform routine maintenance in occupied and vacant apartment units, mechanical rooms, common areas, and exterior areas.Work indoors and outdoors and in varying weather conditions.Safely use ladders and other equipment as required.Respond to
