This is a skilled position in the technical maintenance field. Positions in this field normally perform highly skilled work in the repair and maintenance activities of all the auxiliary service properties. May work independently and may supervise others as assigned in maintenance, repair, installation and construction activities.
ESSENTIAL FUNCTIONS:
- Maintain physical property and written reports of all corporate vehicles and equipment.
- Responsible for repairing and maintaining physical structures.
- Installs and maintains electrical, electronic access, alarm, HVAC, refrigeration maintenance, water (potable and effluent), CCTV (surveillance, instructional, and entertainment) and teledata systems according to ANSI standards and building/safety codes.
- Works from blue prints, manuals and schematics to specify new purchases and troubleshoot existing assets.
- Maintains computerized inventory and work order system.
- Maintains tools and test equipment.
- Schedules and instructs others to assist in a safe and efficient maintenance program.
- Overhauls pumps, valves, motors, control panels, and network wiring including category 5 cabling and RJ45 data connections.
- Observes, inspects work performed by others to insure that instructions have been followed and the quality of work is satisfactory.
- Follow customer service guidelines to ensure customer satisfaction, demonstrated by a positive attitude and smile.
- Maintains professional appearance according to uniform procedures and standards.
- Demonstrates complete understanding of department policies and procedures and supports the department’s strategic plan.
- Exhibits outstanding attendance and punctuality and takes corrective action to prevent any recurring absences.
- Develops a positive working relationship with department and organization staff while avoiding conflict.
- Displays a positive and enthusiastic approach to all assignments by following the employee code of conduct.
- Performs any related job duties as required or assigned.
MINIMUM QUALIFICATION STANDARDS:
- Associates degree in an appropriate field or 4 years full time paid experience in a related trade or general maintenance that includes all major requirements of job description.
- A combination of technical courses at an approved school or institute or branch of the Armed Services may be substituted on a year for year basis in exchange for up to 3 years experience.
- A valid N.Y.S. driver’s license, with good driving record.
SPECIAL REQUIREMENT:
- The candidate will also be required to pass both a written and practical test.
- Must have the physical ability to climb, stoop, and do moderately heavy lifting of at least 60 lbs.
- Proven ability to train and supervise others.
- Proven ability to plan and layout work and diagnose problems.
- Ability to read and interpret plans, diagrams, architectural blueprints and specifications.
