Pay Range, Probationary Period and Training

Maintenance Technician — Pay Range

Boulder Hill Property Maintenance LLC offers competitive wages based on the applicant's experience, skill level, and ability to perform maintenance and property improvement work.

Pay Range:

  • Entry-Level / Little to No Experience: $17.00 per hour

  • Some Maintenance or Construction Experience: $18.00–$20.00 per hour

  • Experienced Maintenance Technician: $20.00–$23.00 per hour

Probationary Period:

New employees will begin at the entry level wage. During the first 90 days, employees will be evaluated on job performance, reliability, attendance, quality of workmanship, ability to learn, safety practices, and ability to work independently.

Upon successful completion of the 90-day probationary period, an employee may be considered for a pay increase based on performance, demonstrated skills, and overall contribution to the company.

Pay increases are not automatic and are determined at the company's discretion.

Boulder Hill Property Maintenance LLC is committed to providing opportunities for employees to increase their pay as they gain experience, develop new skills, and demonstrate consistent, dependable workmanship.

Training:

Training may include, but is not limited to:

• Drywall installation, repair, and finishing

• Interior and exterior painting

• Upgrading and replacing electrical fixtures

• Basic plumbing repairs and installation

• Sinks, showers, and toilets

• Demolition

• Door and lock changes

• General property maintenance and repairs

• Workplace safety procedures

• OSHA 10 certification

Employees are required to complete an OSHA 10 training course before the end of their 90-day probationary period. The employee is initially responsible for the $59 OSHA 10 course fee. Upon successful completion, Boulder Hill Property Maintenance LLC will reimburse the employee the full $59 cost, subject to verification of completion and proof of payment. and increase the starting wage to $17.50 an hour.

Requirements for Employment

To be considered for employment, an applicant must:

• Be 18 years of age or older.

• Consent to a legally authorized background check.

• Consent to a legally authorized drug screening and random drug screening after hire.

• Agree to complete the required OSHA 10 training course before the 90-day probationary period ends.

• Have reliable transportation to and from work and job locations. and carry at the minimum liability insurance on their vehicle. and grant us and some of the companies we work with a certification of insurance, also known as a binder. which allows the employer and the companies we work with to be assured that all vehicles are covered that operate on their properties.

• Be physically capable of performing the essential functions of the position, which may include bending, lifting 35 pounds or more, twisting, turning, climbing stairs, and climbing ladders on a regular basis.

• Be available to work approximately 8–10 hours per day, five days per week, as scheduled.

• Have basic hand tools appropriate for the position, unless otherwise agreed upon by the company.

All employment requirements will be administered in accordance with applicable federal, state, and local laws.

Benefits include:

  • Workers' Compensation Coverage: Employees are covered under Boulder Hill Property Maintenance LLC's workers' compensation insurance for qualifying work-related injuries and illnesses, in accordance with applicable Missouri law.

  • Paid Time Off: Earn up to 2 weeks of paid time off per year, accrued throughout the year according to company policy.

  • OSHA 10 Reimbursement: Complete the required OSHA 10 training and receive reimbursement for the $59 course fee upon successful completion.

  • Breaks paid: you will have paid, two 15 minute breaks and a 30 minute lunch break.

  • Paid Holidays: Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day, and New Years Day. if a holiday falls on the weekend then the closest week day will be the day off.

After hire, all employees are expected to maintain a clean, neat, safe, and professional appearance while representing Boulder Hill Property Maintenance LLC.

Employees are representatives of our company and are expected to conduct themselves in a manner that protects the company's reputation and demonstrates respect for our clients, tenants, coworkers, and members of the public.

Clothing — Shirts — Allowed

• Plain T-shirts

• Polo shirts

• Button-down shirts

• Shirts displaying the Boulder Hill Property Maintenance LLC business logo

Clothing — Shirts — Not Allowed

• Tank tops

• Shirts containing offensive, vulgar, sexually explicit, or inappropriate wording or images

• Clothing with writing or graphics other than the company logo, unless approved by management

Pants — Allowed

• Jeans

• Utility pants

• Cargo pants

• Long shorts appropriate for the job and weather conditions

Pants — Not Allowed

• Short shorts

• Clothing that is excessively revealing or inappropriate for a professional work environment

• Skinny jeans when they interfere with safe movement or proper performance of job duties

Footwear — Allowed

• Work boots

• Tennis or athletic shoes appropriate for the specific job and providing adequate protection

Footwear — Not Allowed

• Flip-flops (due to safety reasons)

• Sandals (due to safety reasons)

Hair and jewelry

Employees with long hair must keep their hair secured, tied back, or braided when necessary to prevent it from creating a safety hazard while performing work. And it is recommended to not wear any jewelry (rings, earrings, bracelets or necklaces) while on the job due to safety reasons. We work with electricity on a daily basis so it is recommended to wear only silicone rings while on the job.

Employees may be required to wear job-specific protective footwear or other personal protective

equipment when required by the task, job site, or applicable safety requirements.

Professional Conduct

Employees must conduct themselves professionally and respectfully at all times while working for or representing Boulder Hill Property Maintenance LLC.

This includes interactions with clients, tenants, coworkers, contractors, vendors, passersby, and members of the public.

• Be polite and respectful.

• Communicate professionally.

• Follow reasonable instructions from management.

• Perform assigned duties to the best of their ability.

• Treat company property and client property with care.

• Maintain a safe and professional work environment.

• Avoid behavior that could damage the reputation of Boulder Hill Property Maintenance LLC.

Smoke Free Workplace

Smoking/vaping is permitted only during an authorized 15-minute break or lunch break and only inside the employee's own personal vehicle.

Prohibited Language and Conduct

Employees may not use foul, vulgar, sexually explicit, threatening, abusive, obnoxious, or intentionally disrespectful language or behavior while working or representing the company.

Employees are expected to remain professional even when dealing with difficult situations.

Teamwork and Work Standards

Boulder Hill Property Maintenance LLC expects employees to work together as a team.

When an employee has completed their assigned tasks and there is additional work that needs to be completed, employees are expected to assist their team members when reasonably able to do so.
