Purpose:
Located in Phoenix, the Property Manager manages CapRock’s industrial assets or portfolios while ensuring optimal property performance and tenant satisfaction. This role maintains operational consistency, oversees maintenance and service contracts, and supports financial performance objectives. Working closely with senior leadership, the Property Manager develops core management and financial skills while providing exemplary customer service.
Essential Duties and Responsibilities:
- Understand the significant issues affecting a property’s performance and the respective tenant lease responsibilities. Develop and implement operational plans and actions that will achieve or surpass cash flow objectives and maximize the asset value while complying with established company objectives.
- Coordinate and oversee vendor services and performance.
- Assist in financial tracking and expense control.
- Collaborate with internal departments to support leasing and accounting efforts.
- Supervise and develop Administrators and/or Assistant Property Managers.
- Maintain personal contact with tenants, vendors and owner representatives to ensure tenant satisfaction, resolving issues in a professional and timely manner and oversee activities to promote solid, reliable relationships with tenants, vendors and the surrounding community.
- Ensure compliance with codes, regulations and governmental agency directives, including environmental compliance.
- Evaluate service contract requirements and oversee tenant improvement projects, prepare specifications, obtain/evaluate bids, negotiate and manage vendor contracts and monitor vendor performance through regular inspections.
- Respond to after-hours emergencies in person or by phone depending on the severity of the situation.
- Lead in-house property management processes and technology solutions, including billing/rent collection, vendor relations/management, work order processes, and Yardi set up and ongoing maintenance.
- Manage all aspects of tenant onboarding process and develop strong relationships with existing and future tenants.
- Be physically present and visible onsite, frequently meet with tenants, and organize/attend any owner-sponsored tenant social events.
- Identify and prioritize operational initiatives that can improve quality of operations and decrease costs.
- Ensure effective budgeting of expenses and effective operations within budget, while providing proper notification and explanation when circumstances result in variances.
- Manage property accounting and analysis and provide monthly and quarterly financials to Accounting in accordance with applicable deadlines.
- Coordinate monthly operations reviews and respond to ad-hoc internal and external requests.
- Provide regular updates to company leaders on all property management activities and forward-looking strategies to optimize operations.
Qualifications and Skills:
- Bachelor’s degree in business, real estate, finance, or a related field preferred, or equivalent experience; real estate license preferred.
- 3-5 years of experience in commercial or industrial property management with demonstrated ability to manage properties with increasing responsibility.
- Strong working knowledge of commercial building operations and property management practices.
- Solid understanding of commercial leases, lease administration, and CAM reconciliations.
- Experience with financial operations including budgeting, monthly reporting, expense variance analysis, accruals, and AR and AP oversight.
- Strong financial and analytical skills, including proficiency in Excel based reporting.
- Proficiency in Microsoft Office; experience with Yardi preferred.
- Strong verbal and written communication skills, with the ability to interact effectively with tenants, vendors, clients, and internal teams.
- Strong organizational and time management skills with the ability to prioritize and manage multiple responsibilities in a fast-paced environment.
- High attention to detail and consistent follow-through.
- Ability to work independently, take initiative, and remain accountable for results.
- Team oriented with a strong customer service mindset and the ability to collaborate effectively across stakeholders.
- Experience reviewing and interpreting commercial lease and contract language.
Physical Requirements and Work Environment:
- Requires sitting at workstation or desk and driving, walking and viewing property assets. Vehicle and Driver’s License required.
- Repetitive upper body motion, open office environment, soft and hard surface flooring. Telephone and computer usage required. Good audio capacity. Contact with general office equipment, including copiers and computers.
