Manager/Leasing Agent Job Posting.

We are looking for an experienced Community Managers/Leasing Agents to join our dynamic team! We are looking for a hard-working apartment manager to ensure all buildings and facilities are clean, safe, and well-maintained. The apartment manager's responsibilities include filling vacancies, responding to tenant complaints, collecting rent, managing apartment upkeep, and filing taxes.

To be a successful apartment manager, you should be organized and have excellent budgeting and interpersonal skills. You should understand landlord-tenant laws; have good communication skills, as well as strong team management skills.

1. Responsible for the overall direction, coordination, and evaluation of the property staff.

2. Responsibilities include: training, directing and motivating employees; planning, assigning, and directing work; appraising performance with written evaluations as requested by Property Manager; rewarding and disciplining employees; addressing complaints and resolving problems.

3. Organize and oversee acceptance of new units, coordinate turn schedules with Maintenance staff and Management to allow for adequate timing for move-ins.

4. Maintain accurate payroll records as required by company’s policies and federal and state wage and hour laws.

5. Establish and coordinate weekly work schedules for all on-site staff.

6. Responsible for managing overall occupancy, production, appropriate revenue growth (Rent Increases), timely rent collection (not to exceed 1% delinquency), policy and procedure compliance and property’s financial performance, as established in the annual operating budget.

7. Responsible for assisting in long range planning for the property and the performance of risk management functions on the property, by maintaining a current and accurate assessment of the property (i.e., gates, boilers, security systems, etc.) and operations.

8. Analyzes monthly financial statements, prepares budget variance explanations and reports on status of property such as occupancy rates and expiration dates of leases. Maximize resident lease renewals and minimize resident turnover through encouraging retraction of resident notices. Responsible for monitoring of all site administration functions with timeliness and accurate production of all calendared and other required reporting documentation, including variance reporting.

9. Handle all details of move-ins and move-outs giving special attention to apartment inspections to ensure that all damages caused by prior resident have been properly documented and charged according to company guidelines. Unit turn completions must be within 3 days of move-out adhering to the “white glove” checklist.

10. Assist in custodial work, including sweeping, mopping, vacuuming, shampooing, emptying trash, cleaning windows, and cleaning apartments.

11. Assist in ground work ; i.e. pick up trash, pull weeds, when walking through community.

Experience:

· Several years of relevant industry experience; property management experience a plus

· Minimum of 2 years property maintenance experience.

· Must have excellent customer service skills, strong attention to detail and basic maintenance skills

· Ability to travel from property to property if needed

· Computer Skills

· Demonstrates the ability to multitask and prioritize
