Title Clearance Officer
Job Description
CTC Title Agency is seeking an experienced and detail-oriented Title Clearance Officer to join our growing team. The ideal candidate will have a strong understanding of New York title insurance and real estate transactions and will be responsible for reviewing abstracts, title reports, identifying title defects, and working with attorneys, lenders, municipalities, and other parties to clear exceptions prior to closing.
Responsibilities
- Review residential and commercial abstracts, title reports, searches, surveys, and supporting documents.
- Identify and clear title exceptions, liens, judgments, mortgages, bankruptcies, estate issues, municipal violations, and other title defects.
- Review deeds, mortgages, satisfactions, assignments, powers of attorney, affidavits, corporate documents, trust documents, and estate documentation.
- Communicate with attorneys, lenders, underwriters, municipalities, prior title companies, and other parties to obtain necessary clearance documentation.
- Prepare and review title clearance affidavits, indemnity requests, escrow agreements, payoff documentation, and other curative instruments.
- Confirm that underwriting requirements and conditions have been satisfied before closing.
- Maintain accurate and organized files and provide timely status updates to clients and transaction parties.
- Assist with policy preparation, post-closing matters, and the resolution of recording issues.
- Support other members of the title and closing teams as needed.
Qualifications
- Prior experience as a title clearance officer, title examiner, title reader, or similar title insurance professional.
- Knowledge of New York real estate transactions and title insurance practices.
- Ability to review and understand abstracts, title reports, surveys, deeds, mortgages, liens, judgments, and other real estate documents.
- Strong analytical, organizational, and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to manage multiple files and deadlines in a fast-paced environment.
- Strong attention to detail and ability to work independently.
- Proficiency with Microsoft Office and title production or closing software.
The following experience is helpful, but not required:
- Experience with TrackerPro.
- Familiarity with New York county recording requirements, e-recording platforms, and post-closing procedures.
- Experience using Simplifile, ACRIS, county clerk recording systems, or similar platforms.
