Sparks Group has partnered with a well-known property management company to identify an experienced, driven Community Manager to lead the day-to-day success of a thriving residential community.

The Community Manager is the driving force behind the community, bringing together people, operations, and resources to create an exceptional experience for residents, future residents, visitors, and team members. This is a highly visible leadership role with responsibility for the overall operation, performance, financial success, and resident experience of the community.

What You’ll Do:

Leadership & Operations:

  • Lead, hire, train, and develop team members through a positive, hands-on mentoring approach.
  • Set ambitious goals that challenge your team while taking ownership of their success.
  • Assist with recruiting and vetting candidates to identify strong additions to the team.
  • Provide meaningful feedback, coaching, and performance guidance; document and facilitate disciplinary procedures when necessary.
  • Partner closely with the Maintenance Supervisor to monitor and schedule make-readies, capital projects, preventive maintenance programs, and other maintenance activities.
  • Oversee the day-to-day operations of the community and ensure everything runs smoothly and efficiently.
  • Drive occupancy and NOI through strategic marketing, leasing, and operational initiatives.
  • Build strong resident relationships while leading conflict resolution and retention efforts.
  • Lead a high-performing team toward occupancy, rent growth, and customer service goals.
  • Partner with leadership and provide visibility into occupancy data, service levels, and key performance indicators.
  • Prepare operating budgets and build strong, productive vendor relationships.

Financial Management:

  • Prepare and execute the community budget.
  • Prepare accurate weekly and monthly financial and operational reports.
  • Ensure rent is collected and posted in a timely manner and that bank deposits are made immediately.
  • Maintain open communication with vendors and contractors regarding scheduling, billing, vendor relationships, and certificates of insurance.
  • Submit invoices for payment promptly and accurately.
  • Make rental rate recommendations to the Regional Manager based on market conditions.
  • Maintain a strong understanding of the local market, competition, and comparable properties.
  • Report liability and community incidents to the appropriate distribution group.
  • Meet financial targets by effectively setting rents, maximizing revenue, and controlling expenses.
  • Ensure compliance with Fair Housing, OSHA, and company policies.

Leasing & Resident Experience:

  • Oversee the applicant screening and vetting process, including evaluating creditworthiness.
  • Ensure the leasing office and model apartments open on schedule and are maintained in excellent condition.
  • Deliver an outstanding customer experience to both current and future residents.
  • Take ownership and pride in the appearance of the community by conducting regular visual inspections and addressing areas of concern.
  • Ensure the community remains clean, welcoming, and well-maintained while communicating service needs to the maintenance team.
  • Maintain an organized, professional environment—even during high-volume and busy periods.

Customer Service & Community Standards:

  • Build strong relationships with residents through courteous, responsive, and timely service.
  • Put safety first and ensure unsafe conditions are identified and corrected promptly.
  • Conduct daily visual inspections of the entire property, including the office, models, compactor, vacant units, curb appeal, and amenity areas.
  • Inspect and touch up model and vacant units as needed.
  • Maintain a clean, organized, and professional work area and office.
  • Perform additional duties as assigned by the District or Regional Manager.

What You’ll Bring:

  • High School diploma or equivalent; bachelor’s degree preferred.
  • 3+ years of property management experience, including at least 1 year as a Community Manager.
  • Flexibility to work a schedule that may include weekends and holidays.
  • A polished, professional appearance and strong presence.
  • Ability to walk the property, including climbing stairs.
  • Ability to bend, stoop, squat, kneel, climb stairs, push, pull, reach, and carry supplies.
  • Ability to stand for extended periods of time.
  • Ability to lift up to 25 pounds without assistance, as needed.

Skills & Expertise

  • Strong team leadership, communication, and relationship-building skills.
  • Working knowledge of Fair Housing Laws.
  • Working knowledge of Affordable Housing programs.
  • Proficiency with Microsoft Office, including Word, Excel, and Outlook.
  • Ability to multitask, prioritize competing demands, and consistently meet deadlines.
  • Knowledge of Yardi or other property management software preferred.
