Maintenance Supervisor

Position Summary

The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of the apartment community while ensuring a safe, clean, and well-maintained environment for residents and staff. This position will lead maintenance activities, coordinate unit turnover preparation, complete repairs, manage service requests, and provide hands-on support in the janitorial department to upkeep the common grounds clean.

The ideal candidate is a skilled maintenance professional with strong plumbing and HVAC experience, excellent troubleshooting abilities, and a commitment to maintaining the property to a high standard.

Key Responsibilities

  • Supervise and coordinate daily maintenance operations.
  • Respond to and complete resident service requests in a timely and professional manner.
  • Perform skilled plumbing repairs, including toilets, faucets, valves, drains, water lines, and other plumbing components.
  • Troubleshoot and repair HVAC systems; HVAC certification is required.
  • Diagnose electrical, appliance, carpentry, drywall, painting, and general building maintenance issues.
  • Oversee and perform apartment turnover preparation, including inspections, repairs, painting, cleaning coordination, and final quality checks.
  • Ensure vacant units are completed and ready for move-in according to community standards and scheduled deadlines.
  • Conduct move-out, move in, biannual, preventative, and community inspections and identify necessary repairs and maintenance needs.
  • Maintain accurate records of completed work orders, preventive maintenance, inspections, and unit turns.
  • Coordinate with outside vendors and contractors as needed and monitor the quality and completion of their work.
  • Assist with preventative maintenance programs for building systems, equipment, common areas, and amenities.
  • Support janitorial operations, including cleanliness of common areas, trash areas, amenities, and other community spaces.
  • Ensure maintenance shops, equipment rooms, and storage areas remain clean, organized, and safe.
  • Conduct routine property walks to identify maintenance, safety, cleanliness, and curb-appeal concerns.
  • Ensure compliance with company policies, safety procedures, and applicable building and environmental regulations.
  • Respond to maintenance emergencies and after-hours issues as required.
  • Maintain an appropriate inventory of maintenance supplies, tools, and replacement parts.
  • Provide training, direction, and support to maintenance team members and janitorial staff.
  • Promote excellent customer service and maintain a professional relationship with residents, vendors, and team members.

Required Qualifications

  • Previous apartment or multifamily maintenance experience preferred.
  • Strong hands-on plumbing repair experience.
  • Current HVAC certification required.
  • Experience with apartment turns and make-ready preparation.
  • General knowledge of electrical, carpentry, drywall, painting, appliances, and building systems.
  • Previous supervisory or lead maintenance experience preferred.
  • Ability to prioritize multiple work orders and meet deadlines.
  • Strong troubleshooting and problem-solving skills.
  • Ability to work independently while effectively leading a team.
  • Valid driver's license and reliable transportation.
  • Ability to lift, carry, bend, climb, and perform physical maintenance duties as required.

Physical Requirements

This position requires frequent standing, walking, bending, kneeling, climbing stairs and ladders, lifting and carrying tools and materials, and working in indoor and outdoor environments. The Maintenance Supervisor must be able to safely perform hands-on maintenance and repair duties.

Schedule

Full-time position. Schedule may include weekends, holidays, on-call responsibilities, and emergency response based on community needs.

Compensation

Pay Range: $28.00–$35.00 per hour, depending on experience, qualifications, and certifications.
