Job Description
Position Overview
Maxxed Out Property Management is seeking a reliable, hands-on Maintenance Technician to support the maintenance and upkeep of our residential and commercial properties. The Maintenance Technician is responsible for completing work orders, performing preventative maintenance, addressing property issues, and maintaining properties in a safe, clean, and functional condition.
The ideal candidate is a dependable problem-solver who can work independently, prioritize tasks, communicate effectively, and take ownership of completing work in a timely and professional manner.
Key Responsibilities
Work Orders & Repairs
- Respond to and complete assigned maintenance work orders in a timely manner.
- Diagnose and repair common residential and commercial property issues.
- Perform basic plumbing, electrical, carpentry, drywall, painting, appliance, HVAC, and general repair work within the employee's level of training and authorization.
- Document completed work and update work orders in the company's designated system.
- Communicate when additional materials, labor, or specialized contractors are required.
- Follow established procedures for emergency and urgent maintenance requests.
Preventative Maintenance
- Perform routine inspections of properties, buildings, units, and common areas.
- Identify potential maintenance issues before they become larger or more costly problems.
- Complete preventative maintenance assignments as directed.
- Maintain tools, equipment, vehicles, and supplies in good working condition.
Unit Turns & Property Preparation
- Assist with preparing vacant units for new residents.
- Complete repairs, touch-ups, painting, fixture replacement, cleaning, and other assigned turnover work.
- Work efficiently to help minimize vacancy time.
- Report additional repairs or conditions discovered during unit turns.
Property & Grounds Maintenance
- Maintain the appearance and functionality of assigned properties.
- Perform basic exterior maintenance and seasonal tasks.
- Assist with common-area maintenance and property inspections.
- Maintain clean and organized work areas after completing repairs.
Communication & Documentation
- Communicate professionally with residents, property management staff, vendors, and supervisors.
- Provide timely updates regarding work orders and projects.
- Accurately document work performed, materials used, and outstanding issues.
- Immediately report safety hazards, property damage, or significant maintenance concerns to the Maintenance Supervisor or appropriate manager.
Vendor & Project Support
- Assist with projects requiring coordination with outside contractors.
- Provide access to properties when assigned.
- Monitor assigned vendor work when requested.
- Assist the Maintenance Supervisor with larger projects, renovations, and property improvement initiatives.
Qualifications
- Previous experience in property maintenance, construction, facilities maintenance, or a related trade preferred.
- Working knowledge of basic plumbing, electrical, carpentry, drywall, painting, and general repairs.
- Ability to troubleshoot problems and determine appropriate solutions.
- Ability to use basic hand and power tools safely.
- Valid driver's license and reliable transportation.
- Ability to work independently and manage multiple assignments.
- Strong attention to detail and follow-through.
- Professional communication and customer-service skills.
- Ability to lift, carry, bend, climb, and perform physical maintenance tasks as required.

The Maintenance Technician is expected to:
- Complete assigned work orders within established timelines.
- Maintain accurate work-order documentation.
- Respond promptly to assigned maintenance requests.
- Communicate delays or obstacles before they become problems.
- Follow company procedures and technology requirements.
- Maintain professional interactions with residents and coworkers.
- Take ownership of assigned work from beginning through completion.
- Maintain a safe and organized work environment.
- Demonstrate reliability, punctuality, and consistent attendance.
Reporting Structure
Reports To: Maintenance Supervisor
The Maintenance Technician works closely with the Maintenance Supervisor, Property Manager, Project Manager, and other members of the property management team.
