Stoa Construction is hiring a Project Manager to support large-scale, ground-up multifamily developments within our Carolinas Region. This role is based in our Charlotte Support Office and partners directly with Lead Superintendents and field teams across active projects in North Carolina and South Carolina, with continued expansion planned into additional Southeastern markets.Our projects are $55M–$60M ground-up multifamily communities (300+ units), primarily wood-frame. As a vertically integrated owner-operator, we control development, construction, and property management, giving our teams visibility into the full lifecycle of what we build.This is not a desk-only role. Our Project Managers are hands-on leaders who travel regularly to active jobsites to support execution in the field. You will work alongside Lead Superintendents to drive schedule, budget, quality, and accountability from early site work through completion.How This Role FitsEach project has one dedicated Lead Superintendent focused on day-to-day field execution. The Project Manager supports that effort by owning financial oversight, subcontractor coordination, schedule management, and cross-functional alignment.Project Managers typically support 2 active projects at a time and no more than 3, depending on phase and complexity. We believe strong results come from focus, visibility in the field, and disciplined execution.This role is Charlotte-based with consistent travel to active project sites throughout the Carolinas Region (typically 2–3 days per week depending on project phase). As the region grows, travel may include additional Southeastern markets. What You'll Be Responsible ForSchedule & ExecutionMaintain and monitor master project schedules in partnership with the Lead SuperintendentIdentify risks early and remove roadblocks before they impact progressSupport field execution from early site work through turnoverFinancial OversightManage project budgets, buyouts, and change ordersReview subcontractor scope coverage and negotiate reasonable costsTrack financial performance and maintain cost controls across assigned projectsField PartnershipTravel to active jobsites to support and align field leadershipPartner with Superintendents and Assistant Superintendents to maintain accountability and momentumMentor developing field leaders and reinforce standardsCoordination & DocumentationManage RFIs and submittals through ProcoreInterface with architects, engineers, inspectors, ownership, and internal teamsEnsure subcontractor insurance compliance and contract alignmentQuality & SafetySupport quality control standards across field teamsReinforce safety expectations and OSHA complianceExperience We're Looking For3+ years managing ground-up multifamily or commercial construction projectsExperience supporting field superintendents on large-scale projects (preferably $20M+)Wood-frame multifamily experience strongly preferredStrong financial acumen with experience managing budgets and change ordersProficiency in Procore and Microsoft-based systemsClear communicator with sound judgment and strong follow-throughBachelor's degree in Construction Management or related field preferred (not required with relevant experience).
