Senior HVAC Project Manager
Job Description
My client is a regional Union Mechanical Contractor that is actively looking for a Senior HVAC Project Manager for the Albany region. As the Project Manager you will have large project P & L responsibility. As the HVAC Project Manager you will:
Develop favorable relationships with prospective and existing customers and promptly turn over sales leads

Assemble high-quality estimates and proposals on smaller projects.
•
Maintain a thorough understanding of Mechanical Systems and the related codes and industry standards.
•
Actively participate in a thorough turnover of projects from estimating and take away a thorough understanding of the project.
•
Recognize and control construction conditions, such as delays, acceleration, suspension of work, non-availability of the workplace, working out of sequence, failure to provide services, misrepresentation of condition, warranty extensions, and errors in design.
•
Complete projects within schedule constraints.
•
Prepare, implement, and monitor a detailed construction plan on major jobs.
•
Provide all tools, equipment, materials, and information necessary to effectively perform the work.
•
Provide accurate forecasts of costs to complete and cost at completion.
•
Responsible for the timely and cost-effective buy-out of subcontracts and equipment.
•
Prepare or assist in the preparation of scopes for subcontracts and negotiated agreements.
•
Audit subcontractors, equipment, and material payment requisitions and monitor open Purchase Order report.
•
Incorporate approved changes in project documents and notify necessary personnel of such changes promptly.
•
Manage the orderly build-up and reduction of crew size to avoid crisis manning levels.
•
Promptly prepare and submit progress billings. Recognize money due for Change Orders performed, proceed orders, time and material work completed, material purchased and not installed, etc.
•
Maintain and audit records such as to always be able to determine the status of the job.
•
Maximize productivity and project cash flow while ensuring profitability.
•
Prepare manpower estimates and create manpower loading sheets.
•
Update submittal status, delivery, schedule changes, change order status, and estimate redemption.
•
Comply with safety and accident prevention provisions established by the contracts, by statute, and by company safe-operating procedures.
•
Expedite completion of recognized deficiencies; secure agreement on or take documentary action in dispute items.
•
Effectively expedite submittals from supplier and audit for completeness and compliance with contract requirements (or secure approval for deviation from requirements). Secure timely approval of submittals from customers.
