Certified Apartment Staffing is seeking an experienced Building Engineer / Maintenance Engineer to support the operation, maintenance, and repair of a corporate commercial building. The ideal candidate will have strong mechanical and HVAC knowledge, hands-on chiller experience, and the ability to troubleshoot and maintain complex building systems.
Key Responsibilities
- Operate, inspect, troubleshoot, and maintain commercial building mechanical systems.
- Perform preventive maintenance on HVAC equipment, pumps, motors, belts, bearings, compressors, fans, blowers, valves, and related equipment.
- Inspect, operate, troubleshoot, and maintain chillers and associated HVAC systems.
- Inspect engine rooms, mechanical rooms, fan rooms, cooling towers, house pumps, sump pumps, and other building equipment.
- Maintain and service pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic equipment.
- Troubleshoot equipment failures and make recommendations for repairs, upgrades, and energy-saving opportunities.
- Perform preventive maintenance including filter changes, motor lubrication, belt inspection/adjustment, bearing replacement, shaft alignment, and equipment inspections.
- Troubleshoot electrical and mechanical systems using appropriate testing equipment.
- Read and interpret blueprints, wiring diagrams, plumbing schematics, pneumatic diagrams, and building plans.
- Repair doors, ceilings, flooring, handrails, ceiling tiles, and other building components as needed.
- Perform basic carpentry, painting, welding, and general building repairs when required.
- Inspect buildings, equipment, and surrounding areas for unsafe or malfunctioning conditions.
- Maintain and operate applicable life-safety and emergency systems.
- Respond promptly to building emergencies, equipment failures, and customer/tenant concerns.
- Document maintenance activities, inspections, repairs, and equipment conditions.
- Assist with establishing and maintaining preventive maintenance schedules.
- Ensure work is performed in accordance with OSHA requirements, applicable codes, safety regulations, and building procedures.
- Work with supervisors, contractors, vendors, and building personnel to resolve maintenance and engineering issues.
- Participate in on-call or shift responsibilities as required.
Required Qualifications
- Previous experience as a Building Engineer, Maintenance Engineer, Facilities Technician, or Commercial Maintenance Technician.
- Demonstrated hands-on chiller experience is required.
- Strong knowledge of commercial HVAC and mechanical systems.
- Experience troubleshooting pumps, motors, compressors, fans, valves, and electrical/mechanical equipment.
- Ability to read blueprints and mechanical, electrical, and plumbing schematics.
- Ability to safely operate hand tools, power tools, and diagnostic equipment.
- Working knowledge of OSHA and general building safety practices.
- Ability to lift up to 50 lbs. and climb ladders/stairs.
- Strong communication and documentation skills.
- Ability to respond to emergency maintenance situations.
