Residential Property Manager

A privately owned residential property portfolio in the Columbia, SC area is seeking an experienced Property Manager to lead day-to-day operations and drive occupancy growth across a multi-property portfolio.

This is a hands-on leadership role for someone who can diagnose operational gaps, direct an on-site team, and deliver measurable improvement in occupancy and collections. You'll oversee leasing performance, unit turn timelines, and delinquent account resolution, working closely with on-site leasing and maintenance staff as well as outside contractor crews.

What You'll Own:

• Portfolio-wide occupancy and leasing performance
• Unit turn timelines — coordinating with maintenance and contractor crews to get vacant units rent-ready quickly
• Delinquent account management, including enforcement of lease terms and timely notices when needed
• Lease renewal compliance (insurance requirements, rent adjustments, terms enforcement)
• Team leadership — directing on-site leasing and maintenance staff
• Regular reporting to ownership on occupancy, collections, and turn status

What We're Looking For:

• Proven experience managing a multi-unit residential portfolio (100+ units preferred)
• A track record of improving occupancy and/or reducing delinquency in a prior role
• Comfortable directing a small team rather than working solo
• Strong organizational and reporting skills — you're comfortable owning real numbers, not just narratives
• Property management software experience (Buildium or similar) a plus
• Based in or willing to work in the greater Columbia, SC area

Compensation:
Competitive base salary plus a quarterly performance bonus tied to measurable portfolio improvement (occupancy, collections, turn timelines).
