Maintenance Technician
Legacy Equities is seeking an experienced Maintenance Technician to join our maintenance team and service our growing apartment portfolio.
This is a hands-on maintenance position. We are looking for someone who can receive a work order, diagnose the problem, determine what needs to be done, and complete the repair correctly and efficiently. The ideal candidate is well-rounded in apartment maintenance, dependable, and comfortable working independently throughout the day.
Responsibilities
Maintenance & Repairs
- Complete daily maintenance requests across our apartment communities.
- Diagnose and repair plumbing issues, including toilets, faucets, sinks, drains, leaks, garbage disposals, and other common plumbing problems.
- Troubleshoot and complete basic electrical repairs, including outlets, switches, light fixtures, breakers, and other electrical issues.
- Perform drywall repair, patching, painting, and touch-ups.
- Complete basic carpentry, including doors, locks, cabinets, trim, and hardware.
- Diagnose and repair common appliance issues.
- Troubleshoot HVAC issues and complete repairs within your experience and qualifications.
- Identify the cause of maintenance problems rather than simply treating the immediate issue.
- Determine when a repair can be completed in-house and when a specialized contractor is needed.
Apartment Turns
- Complete repairs and maintenance needed to prepare vacant apartments for new residents.
- Repair or replace damaged fixtures, doors, cabinets, hardware, flooring, and other items as needed.
- Complete drywall repairs, painting, caulking, and general finish work.
- Identify additional repairs needed during apartment turns.
- Ensure assigned units are completed on schedule and ready for final inspection.
Work Order Management
- Review assigned work orders and complete them in a timely manner.
- Communicate with residents regarding maintenance issues while working inside occupied apartments.
- Keep accurate notes regarding repairs performed, parts needed, and additional work required.
- Communicate with the Head of Maintenance regarding job status, delays, or larger issues.
- Follow assigned priorities and daily schedules.
- Keep work areas clean and professional after completing repairs.
Preventative & Property Maintenance
- Assist with routine property inspections.
- Identify potential maintenance issues before they become larger problems.
- Complete preventative maintenance as assigned.
- Assist with common-area and exterior property repairs when needed.
- Maintain tools, equipment, and maintenance supplies.
Emergency Response
- Respond to emergency maintenance issues when necessary.
- Participate in an occasional after-hours emergency rotation.
- Be comfortable troubleshooting urgent issues such as leaks, loss of heat, electrical problems, and other property emergencies.
Qualifications
- 3+ years of apartment, residential, or building maintenance experience preferred.
- Experience with plumbing, electrical, drywall, painting, carpentry, appliance repair, and general maintenance.
- HVAC experience is a major plus.
- Strong troubleshooting and problem-solving skills.
- Ability to complete repairs independently without constant supervision.
- Ability to manage multiple work orders throughout the day.
- Comfortable using mobile work orders and property management software.
- Good communication and customer service skills.
- Valid driver's license and reliable transportation.
- Must have basic hand tools necessary to perform general maintenance work.

This position is primarily hands-on maintenance. You will spend the majority of your day in the field completing work orders, making repairs, working on apartment turns, and addressing maintenance needs throughout our portfolio.
We are looking for someone who takes pride in their work and understands that a maintenance request isn't complete until the problem has been properly resolved.
