Location: Charlotte, NC
Salary: $90,000–$100,000 annually
Schedule: Full-time, Monday–Friday
Classification: Exempt
Travel: Frequent local and regional travel required
We are seeking an experienced Commercial Property Manager to oversee the physical operations, financial performance, tenant relationships, and service delivery for an assigned portfolio of properties.
This highly visible, client-facing leadership position requires a strong understanding of commercial real estate operations, property accounting, lease administration, vendor management, and team development. The ideal candidate is a proactive problem-solver who can balance client expectations, tenant satisfaction, operational priorities, and financial performance across multiple locations.
What You’ll DoServe as a primary property management partner for clients, tenants, landlords, vendors, and internal teams
Oversee the daily operations and physical maintenance of assigned commercial properties
Ensure contractual obligations, service expectations, and client objectives are consistently met
Lead, coach, and supervise property support and maintenance personnel
Hire and train employees, assign work, evaluate performance, and address employee concerns
Conduct regular team meetings to review expectations, priorities, and operational challenges
Establish consistent best practices across property operations, maintenance, financial management, lease administration, and tenant retention
Prepare and manage annual property budgets
Monitor financial performance, track budget variances, and oversee recovery and reimbursement processes
Manage monthly property accounting updates and resolve accounting-related issues
Review lease language to understand landlord and tenant responsibilities, rental obligations, defaults, and other requirements
Confirm correct rental rates and oversee rent collections and receivables
Consolidate invoices for reimbursable and above-standard expenses
Identify and document cost savings and cost-avoidance opportunities
Manage vendor performance and maintain productive vendor relationships
Perform and document scheduled property and facility inspections
Oversee work orders and preventive maintenance through a computerized maintenance management system
Analyze maintenance and operational data to identify trends and drive improvement
Prepare monthly property management reports for leadership and clients
Approve employee timesheets and expense reports
Assist with new business development initiatives when needed
At least five years of property management experience within commercial office, medical office, or a comparable commercial portfolio
At least three years of leadership experience managing exempt and/or non-exempt employees
Demonstrated experience managing the operational and financial performance of commercial properties
Experience preparing, managing, and tracking annual property budgets
Working knowledge of lease administration, rent collection, receivables, and expense-recovery processes
Experience overseeing vendors, maintenance personnel, inspections, and facility operations
Strong client service, tenant relations, and problem-resolution skills
Excellent organizational skills and attention to detail
Strong written and verbal communication skills
Ability to manage competing priorities in a fast-paced, client-facing environment
Ability to work independently, make sound decisions, and consistently produce results
High proficiency with Microsoft Word, Excel, PowerPoint, and Outlook
Experience with computerized maintenance management systems and work-order processes strongly preferred
Please note: Residential property management and hotel experience alone will not meet the experience requirements for this position.
Preferred QualificationsBachelor’s degree from an accredited four-year college or university
BOMI Real Property Administrator designation
IREM Certified Property Manager designation
Comparable industry-recognized property management certification
This is a full-time, exempt position based in Charlotte, North Carolina, offering an annual salary of $90,000–$100,000, depending on experience and qualifications.
The standard schedule is Monday through Friday. Some evening, weekend, overtime, or holiday availability may be required based on property and client needs. Frequent travel throughout the assigned portfolio is required.
Pay Details: $95,000.00 to $100,000.00 per year
