Construction Project Manager — Job Description

CPR Consulting is seeking an experienced Construction Project Manager to oversee commercial, multifamily, and large-scale industrial projects from preconstruction through final closeout. This position is responsible for coordinating subcontractors, schedules, budgets, quality control, client communication, and field execution across multiple active projects.

Key Responsibilities

  • Manage projects from initial scope review and estimating through completion and closeout.
  • Develop project schedules, budgets, work plans, and procurement timelines.
  • Review drawings, specifications, contracts, scopes of work, and change orders.
  • Coordinate subcontractors, suppliers, field personnel, property managers, and clients.
  • Conduct site visits to verify progress, workmanship, safety, and scope compliance.
  • Track labor, materials, subcontractor costs, and overall project profitability.
  • Identify schedule delays, cost overruns, quality issues, and scope gaps early.
  • Prepare estimates, proposals, progress reports, RFIs, submittals, and closeout documentation.
  • Obtain and compare subcontractor bids and negotiate pricing when appropriate.
  • Manage change orders and ensure additional work is documented and approved before proceeding.
  • Confirm required materials, equipment, and subcontractors are scheduled before mobilization.
  • Maintain clear communication with clients and provide timely project updates.
  • Verify completed work before approving subcontractor invoices or requesting client payment.
  • Ensure punch-list items, inspections, warranties, and closeout documents are completed.
  • Manage multiple projects and service requests across different locations.

Qualifications

  • At least 5 years of construction project management experience.
  • Experience managing commercial, multifamily, industrial, renovation, or capital-improvement projects.
  • Strong understanding of construction sequencing, estimating, scheduling, and cost control.
  • Ability to read construction drawings, specifications, and scopes of work.
  • Proven experience managing subcontractors and resolving field issues.
  • Strong written communication, negotiation, organization, and leadership skills.
  • Proficiency with project-management software, spreadsheets, email, and digital reporting tools.
  • Valid driver’s license and reliable transportation.
  • Ability to travel to project sites as required.

Preferred Qualifications

  • Bachelor’s degree in construction management, engineering, architecture, or a related field.
  • OSHA 10 or OSHA 30 certification.
  • Experience with large industrial projects, occupied multifamily properties, or multi-site portfolios.
  • Familiarity with platforms such as Procore, JobTread, AppFolio, Yardi, MaintainX, or similar systems.
  • Existing network of qualified subcontractors and suppliers.

Performance Expectations

Success will be measured by project profitability, schedule performance, quote turnaround, quality of work, documentation accuracy, subcontractor coordination, client satisfaction, and the ability to close projects without unresolved billing or punch-list issues.
