Facilities Maintenance Technician - Harbour Place Condominiums | Norfolk, VA
Full-Time | $25.00 per hour
Harbour Place Condominium is seeking an experienced, dependable Facilities Maintenance Technician (FMT) to help care for our distinctive 83-unit high rise residential community in Norfolk.
The Facilities Maintenance Technician will:
• Monitor and maintain the building’s mechanical and building systems.
• Perform routine and preventive maintenance.
• Monitor and troubleshoot HVAC, plumbing, electrical, fire-safety, and other systems, which are covered by annual service contracts.
• Respond to maintenance problems and building emergencies.
• Coordinate with contractors and service providers and oversee their work.
• Maintain maintenance records and equipment logs.
• Change filters, lighting, batteries, and other routine maintenance items.
• Help identify problems before they become major repairs.
• Work professionally and courteously with residents.
• Perform other duties necessary to keep the building safe, efficient, and well maintained.
The building includes a central geothermal heating and cooling system, backup generator, fire protection and alarm systems, two elevators, centralized water and sewer systems, parking facilities, and other residential amenities. We are looking for someone who has substantial hands-on building maintenance experience, particularly experience with HVAC and mechanical systems.
Someone who:
• Has experience maintaining commercial, residential, institutional, or similar buildings.
• Has the ability to diagnose mechanical problems and recommend solutions.
• Has significant HVAC experience, preferably with larger or central systems.
• Can work independently and exercise good judgment.
• Is dependable and responsive when problems arise.
• Communicate well with residents, coworkers, and contractors.
• Is willing to learn systems that may be unfamiliar.
• Has earned a high school diploma or GED Relevant trade certifications or licenses are welcome but are not required if you have strong, directly relevant experience.
The normal schedule is Monday–Friday, 8:00 a.m.–5:00 p.m. Occasional emergency call-back on nights and weekends is required. Emergency callbacks are subject to a two hour minimum at the applicable overtime rate. This is a hands-on position. Work may occur in mechanical rooms, maintenance areas, parking facilities, and other areas where conditions may be hot, cold or noisy. The position requires the ability to lift, bend, climb ladders and stairs, and perform other physical activities associated with building maintenance.
