Building Engineer
Job Description
The Building Engineer ensures the efficient, safe, and reliable operation of mechanical, electrical, and plumbing systems within a commercial property located inside an active manufacturing facility. This direct-hire role focuses on day-to-day preventive and corrective maintenance, routine inspections, and general building upkeep to provide a comfortable and secure environment for occupants.
Responsibilities- Operate, maintain, and repair plumbing, electrical, and HVAC systems for the assigned building or buildings.
- Maintain heating equipment, chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV boxes, and air distribution systems.
- Monitor and adjust mechanical and pneumatic equipment, including steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and related components to ensure occupant comfort.
- Verify field conditions during inspections and perform necessary repairs or adjustments to building systems.
- Monitor and support energy management activities to optimize building performance and efficiency.
- Perform general building repairs, including doors, ceilings, hand railings, floors, and other structural or finish items as needed.
- Repair and maintain plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories.
- Perform preventive maintenance in accordance with established standards, building protocols, manufacturer recommendations, and industry best practices, including changing filters, cleaning coils, flushing condensers, punching tubes, and greasing fan, pump, and motor bearings.
- Inspect and adjust belts, replace motor bearings, align pulleys and shafts, and monitor chemical treatment for condenser, chilled, heating, and secondary water systems along with associated feed equipment.
- Clean and maintain cooling towers, perform annual inspections, and complete other scheduled maintenance routines as directed.
- Inspect engine rooms, fan rooms, cooling towers, motors, house pumps, electrical rooms, backup generators, fire pumps, sump pumps, and ejector pumps to ensure proper operation.
- Replace lamps and light fixtures, reinstall or replace signage, and verify that rooms are clean and free of obstructions and debris.
- Check emergency exit signs and lights for proper operation and ensure clear access to emergency stairs and exits.
- Conduct fire and life safety inspections in accordance with NFPA standards, local jurisdiction requirements, company standards, and building protocols as directed by supervisors and property management.
- Document maintenance activities, inspections, and repairs accurately and report findings to the supervisor.
- Respond immediately to emergency situations such as fires, evacuations, equipment failures, and urgent customer concerns.
- Comply with all applicable codes, regulations, governmental directives, and company policies related to building operations.
- Practice safe work habits at all times and complete all required safety training on an annual basis.
- Adhere to the company’s uniform dress code while working and maintain a neat and clean appearance while on the property.
- Utilize computerized maintenance management systems (CMMS) and coordinate with vendors as needed to support facility operations.
- Support facility operations by working shift assignments, overtime, and on-call duties when required, including extended periods during priority or emergency situations.
- At least 5 years of related work experience operating mechanical, electrical, and plumbing systems in a commercial property setting.
- Hands-on experience in the operation, maintenance, and basic repair of HVAC systems, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
- Thorough knowledge of building systems operations, maintenance, and repair across mechanical, electrical, and plumbing disciplines.
- Knowledge of energy management systems, techniques, and operations to support efficient building performance.
- Ability to perform preventive and corrective maintenance using industry best practices and manufacturer recommendations.
- Capability to respond quickly and effectively to building emergencies, equipment failures, and urgent tenant or customer issues.
- Basic computing skills using Outlook, Excel, and Word for documentation, reporting, and communication.
- Ability to work independently and serve as the sole maintenance staff member on duty during certain shifts.
- Willingness to work extended hours, overtime, shift work, and on-call assignments to support facility and emergency maintenance needs.
- Strong commitment to safety, including adherence to all applicable codes, regulations, and company safety policies.
- Appropriate trade licenses or permits as required, such as Journeyman or Master Electrician licenses or city-issued refrigeration, boiler, or steam operator certifications.
- Certification as a Universal Technician for CFCs, depending on local market licensure requirements.
- Valid driver’s license with a good driving record, subject to periodic checks where applicable.
- Experience using computerized maintenance management systems (CMMS) to track work orders and maintenance activities.
- Ability to coordinate and communicate effectively with vendors and service providers.
- Familiarity with NFPA standards and local fire and life safety requirements.
- Strong problem-solving skills and attention to detail when diagnosing and repairing building systems.
- Ability to work in and around industrial mechanical spaces, rooftops, utility rooms, and similar environments.

Work EnvironmentThis role is based within an active manufacturing facility and focuses on building infrastructure rather than production equipment. Work takes place both indoors and outdoors and may involve exposure to varying temperatures, elevated noise levels, dust, mechanical spaces, rooftops, utility rooms, and other industrial settings. Personal protective equipment must be worn in designated areas in accordance with safety requirements. The position may require shift work, overtime, weekends, holidays, and on-call responsibilities to support facility operations and emergency maintenance needs. A uniform dress code applies while on duty, and a neat, professional appearance is expected at all times on the property.
Job Type & LocationThis is a Permanent position based out of Buffalo Grove, IL.
Pay and BenefitsThe pay range for this position is $99000.00 - $108000.00/yr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
