Job Description
Expected Compensation: $32.00–$36.00 per hour
Schedule: Rotating shifts; shifts will rotate monthly
Work Arrangement: On-site Presence Required
Position OverviewThe Operating Engineer supports the operation, inspection, troubleshooting, and maintenance of mechanical, HVAC, electrical, plumbing, and other building systems. This role is responsible for maintaining safe, reliable, and efficient building operations while responding to work orders, preventive maintenance needs, tenant service requests, and emergency situations.
Key Responsibilities- Complete assigned maintenance tasks, including painting, pressure washing, lighting system bulb/ballast replacement, plumbing, HVAC, water treatment, locksmith work, and general maintenance, as permitted by applicable licensing requirements.
- Maintain the work order system (CMMS) daily and complete tenant service requests in a timely manner.
- Perform assigned preventive maintenance and inspection tasks.
- Support on-call and emergency response situations, as applicable.
- Troubleshoot building systems, including electrical systems, DDC controls, and pneumatic controls.
- Perform Fire Life Safety maintenance and testing, including critical systems such as emergency power.
- Complete seasonal startup and shutdown procedures.
- Monitor and maintain building equipment to support safe, efficient, and reliable operations.
- Comply with all company, building, and safety procedures.
- Participate in ongoing technical, safety, and operational training programs.
- Provide professional and responsive customer service to tenants, clients, and building occupants.
- Assist with special projects and other duties as assigned.
- Minimum of 3 years of related experience in building operations, repair, maintenance, HVAC, plumbing, electrical, carpentry, or a related trade.
- 2nd Grade City of Houston Boiler License required.
- Universal CFC Certification required.
- State of Texas Maintenance Electrician License required.
- Trade school education, union training, military service, or college education is desirable.
- Experience using Microsoft Office, including Word, Outlook, Excel, and Teams.
- Strong mechanical and troubleshooting skills with the ability to work across multiple building systems.
- Strong customer service and communication skills.
- Ability to work independently and as part of a team.
- Ability to lift and carry up to 50 pounds.
- Ability to safely use ladders up to 30 feet in height.
- Ability to frequently climb, bend, kneel, lift, reach, and drive as required.
- Ability to work in a variety of indoor and outdoor environments and respond to maintenance and emergency situations.
The expected compensation range for this position is $32.00–$36.00 per hour. The total compensation range is an estimate and is not guaranteed. Actual employment offers are based on an applicant's education, experience, skills, abilities, geographic location, internal equity, and alignment with market data.
Schedule: Shifts will rotate monthly.
On-site Presence Required.
