Job Description
The Superintendent oversees field operations for complex, ground-up construction projects, ensuring that all work is completed safely, on schedule, within budget, and to the highest standards of quality. This role focuses heavily on MEP system coordination and structural work for large-scale, Class A luxury multifamily developments, while closely collaborating with project teams, subcontractors, and stakeholders throughout the project lifecycle.
Responsibilities
- Plan, lead, and supervise daily on-site construction activities from project start through closeout for large, ground-up multifamily projects.
- Manage subcontractors, field staff, and trades to ensure strict adherence to project schedules, safety protocols, and quality standards.
- Oversee installation, coordination, and sequencing of MEP systems and major structural components to align with design and performance requirements.
- Monitor project progress, identify and resolve field issues, and proactively address potential delays to keep the project on track.
- Collaborate closely with Project Managers, Engineers, and Architects to maintain compliance with all design intent, specifications, and construction documents.
- Conduct regular site inspections, safety meetings, and quality control checks to promote a safe and high-performing job site.
- Review drawings, specifications, and submittals to anticipate potential conflicts and prevent issues in the field.
- Maintain detailed daily reports, logs, and documentation of site activities, including workforce, inspections, deliveries, and incidents.
- Ensure compliance with all local building codes, permitting requirements, and internal company standards.
- Coordinate change orders and support project management efforts to manage scope, schedule, and cost impacts.
- Support tenant improvement and site development activities as needed to deliver a fully operational Class A luxury residential property.
- Work closely with leasing and property management stakeholders to support a smooth transition from construction to occupancy.
Essential Skills
- Years of superintendent experience in construction, with a proven track record in MEP coordination and out-of-ground projects.
- Strong knowledge of construction means, methods, and best-practice safety procedures for ground-up and multifamily construction.
- Demonstrated experience managing subcontractors, general contractors, and trades on complex commercial and residential developments.
- Ability to read and interpret blueprints, technical drawings, and specifications with a high level of accuracy.
- Excellent communication and leadership skills, with the ability to direct and motivate diverse on-site teams.
- Strong problem-solving skills and the ability to adapt quickly to changing conditions and challenges on the job site.
- Experience in construction management and project management, including schedule coordination and change order oversight.
- Understanding of real estate development, multifamily and apartment building construction, and commercial construction practices.
- Knowledge of site development, tenant improvement, and ground-up construction processes.
- Commitment to safety and quality, with the ability to conduct and enforce regular safety meetings and inspections.
Additional Skills & Qualifications
- 8+ years of experience in construction supervision or related roles, with significant field leadership responsibilities.
- Proficiency with construction technology platforms such as Procore, Bluebeam, and Microsoft Project is preferred.
- Experience with Sage or similar construction and accounting software is beneficial.
- OSHA 30 certification is preferred and strongly valued.
- Background in real estate, property management, and leasing coordination for multifamily or mixed-use projects is a plus.
- Experience working as part of a small on-site leadership team, such as a Project Manager and Superintendent as the primary site representatives.

This is a Permanent position based out of Stamford, CT.
Pay and BenefitsThe pay range for this position is $120000.00 - $170000.00/yr.
