Responsibilities

  • Perform daily inspections of the building and identify maintenance or safety concerns.
  • Clean and maintain all interior and exterior common areas, including hallways, stairwells, elevators, lobby areas, sidewalks and other shared spaces to ensure the property is clean, safe and well maintained.
  • Monitor and maintain building systems including boilers, HVAC, plumbing, electrical, fire safety, and security equipment.
  • Complete routine maintenance and coordinate larger repairs with outside contractors.
  • Maintain accurate maintenance logs and building records.
  • Respond promptly and professionally to tenant maintenance requests and building concerns.
  • Prioritize work orders and communicate expected timelines with tenants and management.
  • Supervise and delegate work to building staff while ensuring tasks are completed efficiently.
  • Coordinate contractors, verify Certificates of Insurance (COIs), and inspect completed work for quality.
  • Oversee move-ins and move-outs in coordination with management.
  • Respond to emergencies including flooding, fire alarms, power outages, and mechanical failures.
  • Coordinate snow removal and other weather-related building operations.
  • Communicate regularly with Property Management regarding building conditions, ongoing projects, and any issues requiring attention.

Qualifications

  • Previous experience as a Working Building Superintendent, Chief Engineer, or similar commercial property maintenance role.
  • Strong working knowledge of building systems, including HVAC, boilers, plumbing, electrical, and fire safety equipment.
  • Excellent troubleshooting and problem-solving skills.
  • Ability to prioritize multiple tasks in a fast-paced environment.
  • Strong leadership, communication, and organizational skills.
  • Professional, dependable, and customer service oriented.
  • Ability to work independently and respond to after-hours emergencies when required.

Schedule

  • Full-time
  • On-site
  • Must be available to respond to building emergencies outside of normal business hours when necessary.
  • $100 monthly cell phone stipend
