Responsibilities
- Perform daily inspections of the building and identify maintenance or safety concerns.
- Clean and maintain all interior and exterior common areas, including hallways, stairwells, elevators, lobby areas, sidewalks and other shared spaces to ensure the property is clean, safe and well maintained.
- Monitor and maintain building systems including boilers, HVAC, plumbing, electrical, fire safety, and security equipment.
- Complete routine maintenance and coordinate larger repairs with outside contractors.
- Maintain accurate maintenance logs and building records.
- Respond promptly and professionally to tenant maintenance requests and building concerns.
- Prioritize work orders and communicate expected timelines with tenants and management.
- Supervise and delegate work to building staff while ensuring tasks are completed efficiently.
- Coordinate contractors, verify Certificates of Insurance (COIs), and inspect completed work for quality.
- Oversee move-ins and move-outs in coordination with management.
- Respond to emergencies including flooding, fire alarms, power outages, and mechanical failures.
- Coordinate snow removal and other weather-related building operations.
- Communicate regularly with Property Management regarding building conditions, ongoing projects, and any issues requiring attention.
Qualifications
- Previous experience as a Working Building Superintendent, Chief Engineer, or similar commercial property maintenance role.
- Strong working knowledge of building systems, including HVAC, boilers, plumbing, electrical, and fire safety equipment.
- Excellent troubleshooting and problem-solving skills.
- Ability to prioritize multiple tasks in a fast-paced environment.
- Strong leadership, communication, and organizational skills.
- Professional, dependable, and customer service oriented.
- Ability to work independently and respond to after-hours emergencies when required.
