Senior Project Manager – Commercial Construction
Position Summary
The Senior Project Manager oversees all phases of commercial building projects—from pre‐construction through closeout—ensuring delivery that meets contractual requirements, safety standards, schedule milestones, and financial targets. This role leads project teams, manages client relationships, and ensures compliance with permitting processes, and local jurisdictional requirements.
Key Responsibilities
- Project Leadership — Direct all phases of vertical commercial construction projects, including planning, scheduling, procurement, and execution.
- Budget & Cost Control — Develop and manage project budgets ranging from $10M–$150M+, track cost performance, approve invoices, and mitigate financial risks.
- Schedule Management — Create and maintain detailed CPM schedules; coordinate subcontractors and suppliers to ensure on-time delivery.
- Contract Administration — Manage owner contracts, subcontracts, change orders, RFIs, and claims.
- Team Management — Lead project engineers, superintendents, and subcontractors; provide mentorship and performance oversight.
- Quality Assurance — Ensure compliance with design specifications, industry standards, and company quality programs.
- Safety Oversight — Enforce OSHA and Maryland-specific safety regulations; conduct site audits and safety meetings.
- Client & Stakeholder Communication — Serve as primary point of contact for owners, architects, engineers, and regulatory agencies.
- Risk Management — Identify project risks early and implement mitigation strategies.
- Reporting — Provide weekly and monthly progress reports, financial updates, and executive summaries.
Required Skills & Competencies
- Vertical Construction Expertise — High-rise, mid-rise, office, mixed-use, institutional, or healthcare structures.
- Technical Knowledge — Structural systems, MEP coordination, façade systems, and complex building assemblies. Mechanical Experience
- Financial Acumen — Strong understanding of cost forecasting, earned value analysis, and contingency planning.
- Leadership & Communication — Ability to motivate teams, resolve conflicts, and maintain strong client relationships.
- Technology Proficiency — Proficiency in Procore, Bluebeam, MS Project, Primavera P6, BIM tools.
Qualifications
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field.
- 10+ years of experience in commercial vertical construction, with at least 5 years in a senior or lead PM role.
- Proven track record managing projects $10M+ in Maryland or similar regulatory environments.
- OSHA 30 certification required; PMP or CCM preferred.
- Valid driver’s license and ability to travel to job sites across Maryland.
