Position Overview

We are looking is seeking an experienced and motivated Maintenance Manager to oversee maintenance operations at one of its multifamily communities in Richmond, California.
This leadership role is responsible for ensuring the overall functionality, safety, appearance, and operational efficiency of the property. The ideal candidate will possess a strong background in residential or facilities maintenance, with expertise in plumbing, HVAC, electrical, carpentry, and general building systems. In addition to performing and overseeing repairs, the Maintenance Manager will lead maintenance staff, coordinate vendors, manage apartment turns, and provide exceptional service to residents.
The successful candidate will be a hands-on leader, strong problem solver, and customer-focused professional who takes pride in maintaining high-quality living environments.
Key Responsibilities
Maintenance Operations

  • Diagnose, troubleshoot, and complete maintenance service requests in a timely and professional manner.
  • Perform and oversee repairs involving plumbing, HVAC systems, electrical components, appliances, drywall, and carpentry.
  • Monitor property conditions and proactively identify maintenance concerns.

Team Leadership

  • Supervise and support maintenance staff in daily operations and apartment turnover activities.
  • Assign work priorities, monitor productivity, and promote a positive team environment.
  • Provide guidance and coaching to ensure quality workmanship and service standards.

Apartment Turnovers

  • Coordinate and oversee the preparation of vacant units for new resident move-ins.
  • Ensure units meet company standards for quality, cleanliness, and functionality.

Property Inspections & Preventative Maintenance

  • Conduct routine inspections of buildings, common areas, amenities, and grounds.
  • Implement preventative maintenance programs to protect property assets and minimize costly repairs.
  • Maintain compliance with company policies and safety standards.

Resident & Vendor Relations

  • Deliver outstanding customer service and maintain positive relationships with residents, vendors, and team members.
  • Coordinate with external contractors and service providers as needed.
  • Address resident maintenance concerns professionally and efficiently.

Pool & Spa Operations

  • Assist with the maintenance and operation of swimming pools and spa facilities.
  • Ensure compliance with applicable safety and maintenance standards.

Qualifications
Required

  • High School Diploma or equivalent.
  • 3-5 years of property maintenance, facilities maintenance, or multifamily maintenance experience.
  • Strong knowledge of plumbing, HVAC, electrical systems, appliances, drywall, and carpentry.
  • Ability to manage multiple priorities and projects simultaneously.
  • Excellent communication and customer service skills.
  • Authorization to work in the United States.

Preferred

  • Previous maintenance leadership or supervisory experience.
  • Strong plumbing troubleshooting and repair background.
  • Experience in multifamily residential communities.
  • Knowledge of pool and spa maintenance operations.
  • Familiarity with preventative maintenance programs and vendor management.
