Community Association Manager (CAM) - Entry Level

The Entry-Level Community Association Manager (CAM) assists in the day-to-day management and administration of residential community associations, including homeowners associations (HOAs), condominiums, and cooperatives. This position is ideal for an individual seeking to build a career in community association management. The CAM works closely with Board Members, residents, vendors, and internal support teams to ensure community operations run efficiently while maintaining a high level of customer service.
Essential Duties and Responsibilities
Community Administration
- Assist with the implementation of Board policies and community rules.
- Prepare meeting notices, agendas, management reports, and meeting minutes.
- Attend Board meetings, annual meetings, and community events as required.
- Maintain association records and documentation.
- Respond to homeowner inquiries and requests in a timely and professional manner.
Property Inspections and Maintenance
- Conduct site inspections as needed.
- Identify maintenance, safety, and appearance concerns and report findings.
- Coordinate work orders and follow up on maintenance requests.
- Assist in monitoring vendor performance and service quality.
- Support capital improvement and maintenance projects as directed.
Resident and Board Relations
- Serve as a point of contact for residents, homeowners, and Board Members.
- Resolve routine concerns and escalate complex issues when necessary.
- Promote positive communication between residents and the association.
- Provide excellent customer service while maintaining professionalism.
Financial Administration
- Assist with budget preparation and monitoring.
- Review invoices for accuracy and submit for processing.
- Monitor community expenses and report budget variances.
Compliance and Governance
- Assist with covenant enforcement and rule compliance.
- Document property violations and prepare correspondence as needed.
- Support compliance with governing documents and Florida statutes.
- Coordinate with legal counsel and compliance vendors when directed.
Qualifications
Required
- Active Florida Community Association Manager (CAM) License, or ability to obtain within a designated timeframe.
- High school diploma or GED.
- 1-2 years of customer service, administrative, property management, hospitality, or related experience preferred.
- Basic proficiency in Microsoft Office (Outlook, Word, Excel).
- Strong communication and organizational skills.
- Valid driver's license and reliable transportation.
Preferred
- Associate's or Bachelor's degree.
- Experience working with homeowners associations, property management, customer service, or hospitality.
- Familiarity with QuickBooks.
- Bilingual (English/Spanish) a plus.

Physical Requirements
- Frequent walking of community grounds and common areas.
- Ability to sit, stand, and use standard office equipment.
- Ability to occasionally lift up to 25 pounds.
- Flexibility to attend occasional evening Board meetings.
